Compliance Manager

As a Compliance Manager, you'll have the opportunity to oversee applications, lease signings, and address tenant delinquencies to mitigate legal risks. The primary goal is to maximize rental income by removing all barriers to receiving rent. Effective coordination with property managers and asset managers is crucial to achieving these goals while maintaining compliance with legal and company standards.

This entails managing all aspects of rental collection and compliance within leasing and management. Collaboration with the property and asset management teams is crucial to aligning leasing strategies with overall property management objectives.

Manage the tenant application process, ensuring that applications are reviewed, approved, or denied following Fair Housing Guidelines and company policies. Maintain consistent application standards across different buildings, which are readily accessible and documented for all Westward 360 personnel. This ensures a uniform, transparent process that upholds legal compliance and company values.Act as the primary point of contact for complex tenant issues, ensuring timely resolutions in collaboration with relevant departments.Handle incoming legal issues related to tenancy, including responses to 14-day notices, RLTO inquiries, and communications involving tenant attorneys. Ensure all actions are taken to comply with legal requirements and company policies, effectively managing these issues to minimize risk and maintain positive tenant relations.Proactive monitoring of payment schedules and tenant compliance.Responsible for issuing late notices and managing cases of delinquency.Oversee escalated rent collection efforts for tenants over 30 days past due and approve payment plans as necessary.Oversee the eviction process and manage other legal cases related to tenancy, ensuring compliance with legal requirements and company policies while minimizing risks and liabilities.Responsible for preparing the initial eviction documentation.Ensure all lease documents and disclosures are up-to-date with current regulations, maintaining compliance and safeguarding against legal vulnerabilities.Monitor and report on key leasing performance indicators including late rent figures, tenant happiness and overall rent collection. Ensure comprehensive tracking of late payments to provide insights into collection effectiveness and financial impacts on property owners.What you'll need:

Proven experience in compliance, subsidy management or a similar role within property managementA comprehensive understanding of laws and statutes related to property managementAbility to work collaboratively with property managers and other team membersExcellent verbal and written communication skills, strong customer service orientation and negotiation abilityAbility to manage multiple projects and tasks effectivelyProficiency in property management software, such as PropertywareValid driver's license and auto insurance
