Position Purpose and Objectives

The Secondary Market Specialist is responsible for managing the sale and delivery of mortgage loans in the secondary market. This role involves ensuring that all mortgage loans are processed, sold, and serviced in compliance with investor guidelines and regulatory requirements. The specialist will collaborate with internal teams and external partners to optimize loan sale strategies, enhance profitability, and manage investor relations. A strong understanding of mortgage loan products, market trends, and regulatory compliance is essential for success in this position. This role requires a detail-oriented professional with strong leadership skills and deep knowledge of loan servicing practices, mortgage servicing rights (MSRs) transactions, wholesale and correspondent lending.

Major Duties and Essential Functions:Oversee the sale of mortgage loans to investors in the secondary market, ensuring that all transactions comply with investor guidelines and regulatory requirements. Prepare and deliver loan sale packages, including all necessary documentation by the required investor timelines.Serve as the primary point of contact for investors, addressing inquiries, providing loan information, and ensuring all investor requirements are met. Maintain strong relationships with investors to facilitate ongoing loan sales.Monitor the mortgage loan pipeline to identify loans eligible for sale, track loan status, and ensure timely delivery to investors. Work with the Real Estate Lending team to ensure that loans are processed and closed in accordance with investor guidelines.Collaborate with the Real Estate Lending Manager to set and manage loan pricing strategies, including rate locks and pricing adjustments. Ensure that loan pricing is competitive while maintaining profitability.Ensure all secondary market activities comply with federal and state regulations, as well as internal credit union policies. Stay informed of changes in industry regulations and investor guidelines.Maintain accurate records of all loan sales, including contracts, agreements, and investor communications. Prepare and distribute reports on loan sale activity, pricing, and profitability.Validates, accepts, corrects, or rejects requested locks/changes from sales and operational staff.Produces, distributes, and follows up on expiring and error tracking lock reports.Manage the transfer of servicing rights for sold loans, ensuring a smooth transition for both the credit union and the member. Coordinate with investors and servicers to resolve any issues that arise during the transfer process.Conduct regular analysis of market trends, investor demands, and competitive pricing to inform loan sale strategies and identify opportunities for growth.Participate in training and development opportunities to stay updated on industry trends, secondary market practices, and regulatory changes.

Requirements

Specific knowledge, skills, and abilities required for this position:

Working knowledge of all Texas real estate loan products and services; excellent member service skills; exceptional interpersonal and oral communication skills; extensive knowledge in the areas of Truth-in-Lending, Equal Credit Opportunity Act, Fair Credit Reporting Act, Dodd-Frank, TRID and Texas State Home Equity Laws as well as a supporting knowledge in market trends in Real Estate lending. Ability to independently complete and review FNMA & FHLMC investor reporting and associated processes. In-depth understanding of mortgage loan products, secondary market operations, investor guidelines, and regulatory requirements. Familiarity with mortgage loan origination systems, product and pricing engine, and secondary market software. Strong analytical skills, attention to detail, and the ability to manage multiple priorities. Excellent communication and interpersonal skills, with the ability to build and maintain relationships with investors and internal stakeholders.

Education

:

Bachelor's degree in finance, business administration, or a related field preferred, or equivalent experience in mortgage lending or secondary market operations.

Experience

:

Minimum of 3 years of working experience in mortgage lending, with a focus on secondary market activities, loan sales, or investor relations. Experience in a credit union or similar financial institution is preferred.
