Overview
The Assistant Property Manager is responsible for creating an exceptional resident experience and supporting the operations of the community. Responsible for administration of all tenant leases, billing and collecting tenant receivables, generating weekly/monthly reports, assisting with special projects and processing work orders. Responsibilities include but not limited to all phases of operations and financial performance of the property including leasing velocity, due diligence, compliance, collections, resident services, and actions to ensure compliance with all applicable laws and company policies. This position will report directly to the Property Manager.
Responsibilities
Actively participate with prospects to support the community with meeting leasing goals and maximize occupancy, in accordance with Resia policy.Adaptable to changing circumstances and a fast-paced environment.Ensure compliance of all work-related activities in fair, ethical and consistent manner.Prepares reports weekly as directed by Resia policy; occupancy, traffic, market survey and rent collection.Process move ins and move outs including notice to impose claims and collectionsAssist with eviction of residents in compliance with court orders and directions from PM/RMEnsure eviction proceedings of residents in compliance with court orders and directions from Resia's attorneys.Assist with accounts payables including purchase orders and invoices, reclasses/accruals.Responsible for lease administration; finalization of lease agreements, conduct file audits, ensure lease contracts are complete and orderly, submit to the Property Manager for review and signature.Monitor and coordinate maintenance requests with tenants, vendors and resolve any issues.Inspects the property daily to ensure Resia standards on cleanliness and curb appeal are being upheld.Follow up and assist with permits/certification/licenses.Help plan, schedule, and organize resident functions as needed to promote resident retention and increase resident satisfaction.Must be able to physically access all exterior and interior parts of the community and amenity areas. Periodic exposure to outside elements where temperature, weather and/or landscape may be unpleasant and/or hazardous.Must be able to work required schedule which includes weekends and occasional evening hours.Must be able to travel to other properties, as needed.Arrive to work as scheduled and prepared.Any other tasks as assigned by Property Manager.Qualifications
Qualifications and Experience
3 years of Residential Property Management experience required.Excellent time management skills.Must be a team player, able to work outside the core business hours when needed and willing to accept a variety of tasks associated with this position.Ability to be very active - walking, standing, and lifting to 50 pounds.High School Diploma or equivalent vocational/technical training required. Bachelor's degree is preferred.Bilingual Spanish preferredKnowledge and Skills
Superior written and verbal communications skills for following up with email and phone inquiries.Analytical and problem-solving skillsHigh-energy, able to work well with others.Organized and detail oriented.Customer-service focused, positive attitude, strong work ethic, reliable and self-motivated.Strong Microsoft Office Suite (Excel, Word, Outlook) skills required.Resman experience a plus.Understands and complies with Fair Housing laws and standards.
