Job Description

We are seeking a dedicated and experienced

Property Manager

with a strong background in managing

affordable housing

communities. The Property Manager will oversee the day-to-day operations of residential properties, ensuring compliance with affordable housing programs (such as HUD, LIHTC, Section 8), maintaining high occupancy, and fostering a positive living environment for residents. This role requires excellent communication, organizational, and leadership skills, with a deep understanding of affordable housing regulations.

Key Responsibilities:

Property Management:

Oversee all aspects of property management, including leasing, maintenance, rent collection, and tenant relations.Manage daily operations to ensure the property is running efficiently, meeting budgetary and occupancy goals.Conduct regular property inspections to ensure adherence to safety standards, cleanliness, and curb appeal.

Affordable Housing Compliance:

Ensure compliance with affordable housing regulations and guidelines, including HUD, LIHTC, Section 8, and other applicable programs.Monitor tenant eligibility, process income certifications, and recertifications.Maintain accurate records and submit required reports to governing agencies.

Financial Management:

Prepare and manage property budgets, monitor expenses, and optimize cost-effectiveness.Collect rent, enforce lease agreements, and handle delinquencies in a timely manner.Assist with annual audits, funding applications, and financial reporting as required by affordable housing programs.

Resident Relations:

Serve as the primary point of contact for residents, addressing concerns, resolving conflicts, and ensuring tenant satisfaction.Foster a positive community environment through tenant engagement and outreach activities.Coordinate move-ins, move-outs, and lease renewals.

Team Leadership:

Supervise and mentor on-site staff, including leasing agents, maintenance personnel, and administrative staff.Ensure team adherence to company policies and property goals.Conduct staff training on affordable housing regulations, customer service, and maintenance procedures.

Qualifications:

Experience:

3+ years of experience in property management, preferably with affordable housing (HUD, LIHTC, Section 8).Knowledge of fair housing laws, tenant rights, and property management best practices.

Education:

Bachelor's degree in Business, Real Estate, or related field preferred; equivalent experience will be considered.Property management certification (e.g., CAM, CPM, HCCP) is a plus.

Skills:

Strong understanding of affordable housing regulations and compliance.Proficient in property management softwareAbility to handle financial management, including budgeting, rent collection, and expense tracking.
