Job Description
POSITION OVERVIEW
The Construction Project Manager plans, coordinates, and leads all activities associated with the interior finish-out and capital repair projects for industrial and office properties. This position analyzes all project documents and conditions, including projects for which little to no project documents exist, to determine the overall estimated scope, cost, and schedule of a project. The Construction Manager performs pre-construction coordination and construction oversight throughout projects to bring them to successful completion and close-out.
RESPONSIBILITIES
Budgeting and Preconstruction PhasesPerforms due diligence required to assess the project.Works with Architects, Owners/Tenants, Engineers, and Contractors in formulating accurate and complete Construction Documents and scopes of work and budgets. This effort may require the PM to take a client's "idea", discern all the pieces required to complete the project, create a conceptual budget, and create an outline of the required scopes of work, trades and work sequencing that will demonstrate a thorough understanding of the entire scope of the project.Leads the project team in translating the scope of work and project sequencing into construction documents.Actively works with the client and design team to value engineer costs to achieve the budget goals and maintain the vision of the project.Creates or assists in creating the schedule and sequencing of the project so accurate expectations can be conveyed to the client and project team.Bid Process
Solicits pricing information and/or bids from general contractors, sub-contractors, and suppliers.Prepares job specific instructions to bidders and bid forms.Produces accurate and thorough takeoffs as well as planning, leading, and coordinating pre-bid and bid meetings.Creates project estimates and analysis of general contractor, subcontractor and supplier bids as well as calculating related Soft Costs and Fees, permits, insurance, licenses, taxes, and CM fee costs for the project in order to calculate a complete cost estimate.Buyout
Coordinates Contracts and Purchase Orders and is responsible for follow-up until executed.When appropriate, checks references on prospective contractors and suppliers.When appropriate, conducts post-bid, pre-buy, scope review and negotiation discussions.Project Management
When appropriate, coordinates the submittal logs, material delivery schedules, project schedules.Coordinates weekly project progress meetings.Monitors the project budget, schedule, and construction quality.Delivers Stream's and/or Owner Client's safety policies to contractors.Coordinates the update of drawings and change requests including pricing review and the change order process.Documents the scope and cost revisions.Oversight of pay application verification and processing including lien waivers for both Contractors and Sub/Suppliers.Periodic updates to the client and their tenant(s).Project close-out processes and paperwork.Relationship Building
Builds lasting relationships with owners, design teams, contractors, and Stream team by acting with the highest level of ethics and integrity.Develops trust and confidence by understanding and being attentive to the needs and expectations of the entire project team.Networks with Owners, architects, engineers, and other business development prospects in the community and assists in business development to secure new work.Establishes contacts with local municipalities to better understand permitting requirements and process.Administrative Services
Schedules and coordinates meetings.Prepares correspondence.Manages project files and records (electronic and/or hard copy).Creates forms, spreadsheets, and presentations.Researches and prepares reports and proposals.Assists with Marketing Ideas.Communication
Anticipates the needs of the project and team in advance and communicates the expectations and requirements early to avoid as many urgent requests and emergencies as possible.Constantly communicates with co-workers and clients on project status.Provides follow-up and status reports as needed.Qualifications
Bachelor's Degree in Construction Management or related area required.Minimum 3 to 5 years related construction experience.Must be able to solve problems when the answers or solutions are not readily available.Integrity / Self-Starter / Results oriented / Problem Solver / DecisiveCustomer Service Oriented / Relationship BuilderCan communicate clearly and regularly with project teams and customersWell OrganizedNegotiation SkillsMust Anticipate and Plan Ahead.
