Job Description

The Senior Construction Project Manager (East) is responsible for leading the execution of the store construction, lifecycle management for all JD North America and its subsidiaries. Oversees and is responsible for the leadership and management of store construction projects, based on the priorities and needs of the company. This individual will effectively exhibit JD Finish Line's core values of Customer, People, Winning, Community, and Financial Responsibility in everything they do by performing the following key duties:

Oversee and manage construction projects for JD North America and its subsidiaries. Manage Internal and external project managers on construction details outside the architectural drawings. Oversees team of project managers to ensure the project is delivered to our standard as well as on time and on budget. Manage General Contractors on construction details outside the architectural drawings. Oversees the approvals of field change orders from general contractor. Lead all company special projects internally, including vendor cooperation from inception including cost analysis, scheduling and completion. Coordinate with outside vendors and all owner supplied items. Track status of project using platforms deemed by the Director. Implement a lifecycle timeline for drawing review in conjunction with permit and LL timings along with construction start, handover, and open timelines. Review and recommend changes to architectural drawings to ensure brand integrity, as well as, value engineering efforts are determined to control construction costs prior to drawing completion. Develops and maintains various construction checklists and workbooks to enhance coordination, communication and execution. Coordinates Initial Site Visits (ISV), Handovers, and Openings in addition to store planning responsibilities. Utilize good prioritization, organizational, and multi-tasking abilities. Performs analysis of project plans and specifications to determine risks for overall schedule. Performs pre-bid site evaluations, Initial Site Visits (ISV). Within 48 hours of visit, the Sr. PM would coordinate feasibility stage, including but not limited, establishing the scope of works, issuance of the brief, and ensuring that drawings are provided on time from the design team, provide comment on draft Capex Estimate, as required. Performs review of General Contractor Bids along with the Quantity Surveyor to determine awarded contractor as well as overall schedule. Manage the submittal requests for information (RFI's) pertaining to bid process as well as during construction. Compute and challenge costs (Bids/ Change Orders) by analyzing labor, material, and time requirements. Monitor and confirm material procurement by subs throughout project. Develop, monitor, and ensures schedule performance and quality workmanship of construction. Track capital expenditure weekly by communicating reports to Director of Store Development. Review and process change proposals, proposal requests, supplemental instructions and other contract documents. Oversees team of project managers to ensure the project is delivered to our standard as well as on time and on budget. Responsible for working with general contractor to deliver a smooth project on time and on budget. Documents all material submittals, shop drawings, finish selections for approval. Additional duties and projects as required. Required Education and/or Experience

Bachelor's degree (B.A.) in engineering, architecture, construction project management from a four-year college or university, or equivalent experience required. At least 8+ years' experience in construction, store facilities, or a design role with a specialty retailer.

Required Computer and/or Technical Skills

Should have intermediate knowledge and abilities with Microsoft Office applications and should be skilled at Excel. Experience in web-based project management programs a plus.

Strong knowledge of tenant-improvement construction sequencing and durations to develop construction phasing plans and strategies. Ability to assess and inform Landlord Construction exhibits; mall/center design criteria; core/shell structural issues relative to Finish Line's intended designs; MEP and energy systems and requirements. Ability to inform and communicate technical construction aspects of potential deals to other departments and teams: develop project schedules; identify Landlord delivery requirements, risks, and trade-offs; review and inform capital budgets. Self-starter capable of operating with little supervision and the ability to escalate appropriately, logically, and methodical. Highly technical, experienced construction industry professional Strong technical, analytical, and strategic management skills based on owner, architectural or construction industry experience.
