Job title: Property Administrator
Hours: Monday - Friday 8a-5p, may change depending on property needs.
Pay Range: $20-$25/hour.
Job Description:
The Property Administrator is responsible for supporting the Property Managers efforts in the day-to-day implementation of policies and procedures that will assure well-managed, well-maintained properties, placing maximum emphasis on positive responses to the concerns of tenants, as well as environmental and fire life safety issues in concurrence with the owner's goals and objectives.
General Job Duties:
* Provide excellent tenant/customer service. Respond to tenant requests or problems in a timely and courteous manner, generate work orders directed to vendors.* Assist with establishment of the property management plan, preventative maintenance policies and procedures and property operations.* Provide scope of work and obtain bids from contractors for repair and maintenance projects at the property.* Assist in production of monthly and annual reports, as well as preparation of transaction related documents.* Maintain various schedules, including lease renewals, tenant information data, repair and work order log.* Actively participate in monthly rent collections and implement necessary procedures for collection of delinquent accounts.* Ensure property and lease files are properly maintained and kept up to date. Prepare and maintain appropriate tenant lease files, records and correspondence.* Assist accounting department with questions related to the property, accounts payable and resolution of vendor issues.
Other Requirements:
* Proficient in Microsoft Office (Word, Outlook, Excel)* Proficient in Yardi, MRI or AppFolio accounting software.* Effectively prioritize and multi-task.* Ability to work well independently and with others in a team environment.* Working knowledge of contracts and lease agreements.* Career oriented for potential advancement to Assistant Property Manager.
