Project Manager - Residential Construction

We are partnered with a leading organization within the luxury real estate and hospitality industry located in Park City, UT, and they are seeking to fill a Purchasing Agent position for its development and construction arm within one of its largest business units.

Role overview:

The Project Manager oversees the daily construction process of the home, starting from permit approval to job completion and delivery to the Owner. They manage all daily activities and construction phases, including creating and updating project schedules, coordinating with trade partners and materials, ensuring adherence to selections and specifications, and maintaining quality standards and budget constraints. Additionally, they handle municipal inspections, quality control, job site safety, stormwater management, and warranty services for the first year after home delivery. They directly communicate with the Owner, providing schedule updates and photos of the project's progress.

Key responsibilities include:Supervise and schedule all trade partners and on-site personnel in person.Ensure productivity in daily tasks, materials, and equipment usage.Enforce compliance with project guidelines, safety programs, and requirements among on-site personnel.Verify completion of work scope by all trade partners.Conduct daily walkthroughs of projects to monitor activities and assist in future planning.Maintain an active daily punch list of tasks to be addressed until completion.Perform quality control inspections at each construction phase.Keep daily logs of project activities and take photos as necessary.Complete all task documentation required for accounts payable processing within BuilderTrend software.Document violations including project details and safety concerns, ensuring corrective action and proper completion.Coordinate inspections with local authorities and prepare the project accordingly.Maintain cleanliness and organization of the job site at all times.Manage multiple residential projects simultaneously.Assist in budgeting, bidding, and subcontract award processes.Maintain weekly customer logs using BuilderTrend software.Collaborate directly with clients to address pre-closing punch lists and post-warranty items.Adhere to company safety and security policies, reporting incidents and unsafe practices, and completing necessary safety training and certifications.Qualifications, Education and/or Experience:

Bachelor's degree in construction management or a minimum of 5 years of relevant experience on high-end residential projects.Experience as the primary superintendent on projects valued over $8M+, handling a volume of 3-4 homes simultaneously.Proficient in construction industry practices, procedures, and local, state, and federal building codes, with the ability to interpret blueprints accurately.Provide direction to and resolve issues among 30+ trade partners and vendors, identifying and addressing deficient work.Proficiency in Microsoft Office Suite and other computer/web-based applications; familiarity with Buildertrend is advantageous.Possess a valid driver's license and be willing to travel to project sites.PHYSICAL REQUIREMENTS:

The role demands the ability to stand, walk, and work on feet for extended periods, with a capacity to lift a minimum of 50lbs regularly and occasionally handle loads of up to 100lbs.Candidates must be open to working flexible hours, including nights, holidays, and weekends, and be adaptable to hot and cold environments.The job entails physical tasks such as climbing stairs, ladders, and navigating construction sites under development.Visual acuity is essential, including close, peripheral, and depth perception, with the ability to adjust focus as needed.Manual dexterity is required for handling tools and controls, along with the ability to perform various physical movements such as sitting, talking, standing, balancing, stooping, kneeling, crouching, and crawling.Work environments may expose employees to moving mechanical parts, elevated areas, fumes, airborne particles, varying weather conditions, and the risk of electrical shock, with noise levels typically ranging from moderate to very loud.
