Summary:

Senior Construction Project Manager (SPM) is responsible for all phases of construction project and provides direction and oversight for RUSH System for Health project proposals and projects. The SPM ensures all aspects of project goals are achieved in accordance with contract requirements, RUSH Design Standards, and RUSH Planning, Design, and Construction department processes. This position requires discretion and good judgment in dealing with RUSH departments and outside consultants and contractors. Exemplifies the RUSH mission, vision, and values, and upholds the RUSH policies and procedures.

Required Job Qualifications:

• Bachelor’s degree in architecture/engineering/construction management or related field.

• 8 years of experience in healthcare construction project management

• Demonstrates an understanding of architectural and construction means and methods and excellent written and verbal communication and works well in leading teams.

• Demonstrated expertise in multiple areas of healthcare construction/renovation.

• Ability to prepare schedules for complex construction programs and projects.

• Ability to develop construction cost estimates.

• Experience in developing and managing construction contracts.

• Proficient in the development of PM policies and procedures.

• Experience in communication with regulatory agencies.

• Ability to manage $30M plus in capital projects at a given time.

Preferred Job Qualifications:

• Advanced degree preferred.

Responsibilities:

• Manages project delivery, project document and site control, scope changes, risk analysis, safety, cost and schedule integration, reporting, and project closeout.

• Participates in assessment of initial project and program requests and creates a budget to present to PDC department leadership and operational owners.

• Sets and monitors overall goals and objectives of projects including scope, budget, and schedule.

• Manages multi-disciplinary teams (architects, engineers, vendors, contractors) on multiple projects simultaneously.

• Assists in establishing or revising departmental standards, processes, and tools to increase efficiency of RUSH PDC department.

• Directs project management planning and executes processes to meet program and design requirements, schedule and organizational financial objectives as directed.

• Provides governance for projects by establishing standards, processes, and tools for effective project management throughout the project lifecycle.

• Monitors actual and create forecasts for project milestones, change orders, and budgets.

• Manage or co-manage a portfolio of construction projects and/or manage a team of construction project managers.

• Performs complex risk analysis, to anticipate, and develop solutions prior to a problem occurring.

• Prepares project reports monthly or at a more frequent interval as directed.

• Collaborates with internal and external audit departments to provide project specific details and documents.

• Assists in the development of the long-term capital plan by utilizing the RUSH System Master Facility Plan

• Monitors the renewal of the contractors and construction Master Agreements.

• Assumes total responsibility for delivering projects on time and within budget with expected results.

• Evaluates “Green,” LEED,” “well-building” or other sustainability initiatives on projects.

• Leads and manages non-capital funded RUSH projects.

• Participates on the RUSH System for Health Space Committee and/or other committees as designated.

• Identifies and submits Space Improvement Requests, including high level cost estimates, across all RUSH assets.

• Handles all principal duties and responsibilities of construction project managers below Sr. Construction Project Manager
