Framework Construction is seeking a Project Manager for a multifamily development located in Daytona Beach, Florida.
The Project Manager will be required to work full time from the development site.As a small and entrepreneurial organization, Framework has become one of the most active multi-family developers in Florida since its founding in 2010 by building a portfolio of outstanding developments in high-growth submarket throughout the state.
Framework's pipeline includes 2,200 stabilized units, 1,550 units under construction, and 2,000 units in various stages of pre-development.
With its robust pipeline and in-house general contracting approach, Framework aims to offer exceptional stability and a productive, team-oriented atmosphere to the construction professionals who come to work for the Framework Construction team.JOB DESCRIPTIONReporting to the Vice President of Construction, Project Managers will independently manage all stages of construction for a multi-family development ranging from 100-300 units with budgets of $20 to $100 million, including:BudgetingSchedulingPermittingSubcontractor buy-out and contractingSite logisticsQuality controlSubmittal, RFI, and other approval processes including interfacing with the Development TeamLeading project meetings, to include monthly Owner-Architect-Contractor (OAC) MeetingsChange managementCost managementSubcontractor invoicingOwner invoicingManaging project turnover, phased occupancy, and closeoutManaging warranty requirementsSupporting the project's Superintendent with coordination of work on site, including supply of adequate materials, manpower, and equipmentManaging and developing an Assistant Project ManagerREQUIRED SKILLS & EXPERIENCEMinimum 5 years of managing multi-family construction projects, including wood-frame, concrete podium construction, structure parking garage.Bachelor's degree in Construction Management, Engineering, Architecture, Business Management, or related fieldProficiency in Procore and Microsoft Office programsProven track record of successful project scheduling, budgeting, and cost managementStrong analytical, written and verbal communication skillsExceptional appetite for problem-solving and collaborationBENEFITSMedical, Dental, Vision BenefitsPaid Time OffPaid Holidays401(k) With Company MatchVISA SPONSORSHIP DISCLAIMERCandidates must have the legal right to work in the United States without the need for visa sponsorship.
