We offer in-house architectural, interior and landscape design services as well as fully licensed general contracting services.Our construction management team reports directly to the owner and consists of construction project manager(s) and site supervisor(s) that manage the day-to-day operations of our construction projects, from pre-construction planning and bidding through budget and schedule management to project close out.RoleThe construction project manager reports directly to the owner and will work closely with many other professionals - including internal design team and site supervisors as well as outside consultants and sub-contractors - to provide comprehensive oversight and accountability for multiple construction projects at any given time.This individual is responsible for pre-construction planning, budgeting, scheduling, hiring and management of sub-contractors, material take-offs and procurement, coordination of RFIs with the project team, and general job site operations, safety and maintenance. They will also make regular presentations to the business owner and clients on project status and issues and are accountable for the profitability of the projects they manage.ResponsibilitiesCollaborate with project designers and engineers to review project specifications and plans to gain a thorough understanding of the project during pre-construction reviews and throughout the construction phases.Schedule and manage pre-construction planning meetings and regular (monthly or more frequently as needed) site coordination meetings with the internal project team, sub-contractors and owners.Prepare budget estimates for projects, including identifying and vetting the required subcontractors, managing the bidding process, doing take-offs from plans, sourcing materials as required when not provided by subcontractors.Send out RFQs, intake bids, and do bid levelling from all necessary vendors and contractors, including managing job walks with contractors, responding/coordinating RFIs, etc.Vet new subcontractors when required, and ensure our expectations and standards for job site safety and etiquette are being upheld.Negotiate with subcontractors to meet project budget targets, and coordinate with project team to aid in adjusting specifications to maintain target budget.Use bid data to prepare detailed project budgets, and present budgets to stakeholders.Prepare and manage detailed project schedules and update schedule as project progresses; assign schedule tasks to subcontractors and communicate target and actual work schedules as the project progresses; understand the critical path and notify key stakeholders of issues that impact critical pathRecord actual job costs via reviewing and approving subcontractor and vendor invoices for paymentnotify key stakeholders of issues that impact original budget; prepare and manage flow of change orders when requiredIssues purchase orders to subcontractors and vendors and track delivery dates and availability; ensure orders are placed and work is scheduled to avoid unnecessary delays or gaps in workmanage receipt of materials and fixtures in warehouse, checking for damage and accuracy of each order; manage storage of materials and fixtures, and organize delivery to job sites when requiredManage warehouse, including organization of materials and ensuring materials are secured and protected.Develop and maintain respectful and transparent working relationships with vendors, subcontractors, and clients through excellent communicationActively supervise job sites and/or collaborate with site supervisor(s) to ensure work is being completed per our specifications and to our quality expectationsSchedule and manage inspections and coordinate required corrections with subcontractorsEnsure job sites are maintained in a safe, secure, and clean condition; ensure trash is removed regularly, job sites are secured at end of each day, and sanitary facilities are maintained; manage job site safety meetings with subcontractors throughout the projectsEnsure any special conditions and protocols are followed based on each site's specific requirements; i.e. construction hour regulations, HOA requirements, health and safety protocols.Manage close out of project, including final documentation, punch listJob is not remote or hybrid; employee must be based in our Palm Springs office and have ability to visit active construction sites regularlyQualificationsMinimum of 5 years of construction (all facets) experience.Must have experience with premium or luxury residential ground-up construction and renovationMust have driver's license and own vehicle; 4x4 useful for off-road job sitesAbility to work in a fast-paced environment, managing multiple projects simultaneously.A strong analytical thought process and a keen attention to detail.Must be a self-starter with a collaborative spirit and excellent communication skillsProficient in MS Office applications and Adobe AcrobatCalOSHA certification a plusKnowledge of JobTread (or similar construction PM software) and BlueBeam a plusworking knowledge of Spanish a plus
