The Commercial Construction Superintendent reports to the General Manager/National Response Team with accountability for providing excellent service for those who have been victims of disaster and for restoring property and lives with a servant's heart. The Commercial Construction Superintendent is primarily responsible for managing the field functions of commercial construction jobs ranging from $5,000,000.00 plus. JOB RESPONSIBILITIES for the
Commercial Construction Superintendent
:Managing of the field aspects of deadlines, progress, and quality on large commercial projectsMaintain daily log of all activities and site conditions, while managing the punch list and closeout process through owner acceptanceWork with the project manager in formulating project schedule, ensuring that the proper methods and sequence of installation are followed, making and following through with schedule commitments, and maintaining industry quality standardsMaintain good working relationships with all subcontractors on the project, developing relationships within the community which enhance business opportunities, and ensuring subcontractors are treated fairlyEnsure complete, accurate daily documentation of work orders/tickets, understanding subcontractor scope of work to avoid unnecessary change orders, and identifying problems early and act immediately to provide solutionsDevelop and organize the site team, arranging for temporary facilities/utilities for the site, and identifying long lead items that need to be expeditedCollaborate with the project manager and site operations team throughout the life of the project, establishing a cohesive team atmosphere that enhances each other's commitment to the project's successOSHA 30 certification and management of safety requirements for projectsExcellent skills reading and coordinating construction drawingsManaging subcontractors on site to ensure project quality and deadlines are metAssisting with estimating for commercial projectsControlling access to site by vendors, subcontractors and any other visitorsAll other duties as assignedQUALIFICATIONS AND SKILLS:
Education:
Associates degree (A.A or A.S) or equivalent from a two-year college or technical school. Bachelor's degree in engineering or construction management is preferred with a record of strong academic achievementExperience:
5+ years of industry related experience and/or training; or equivalent combination of education and experience.Construction/Restoration Industry experience preferredBasic math skills (equivalent to those needed at a GED level)Regularly required to climb roofs, crawl into confined spaces such as attics and crawl spaces, which includes being able to carry a 28' ladder from their truck and setting it up at the roof line of the associated propertyExcellent customer service and communication skills using English languageMastery of building processes and best practicesAbility to organize necessary resources, including people, tools and time to meet tight deadlines and achieve desired resultsProject lead experience preferredCONSTRUCTION EXPERIENCE:
Prior experience in field managing commercial construction projects including mixed use, multi-family, etc. is desired. A diversified portfolio of experience is desired, including Ground-Up construction, renovations, and interior fit-outs.
LANGUAGE SKILLS:
The Commercial Construction Superintendent must possess the ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Demonstrate the ability to write routine reports, correspondence, and the ability to speak effectively to customers and/or employees of organization in the English language.
TECHNICAL SKILLS:
To perform this job successfully, the Commercial Construction Superintendent should have knowledge of industry related software be able to "touch type" and be familiar with software like Microsoft Office Suite (Excel, Word, Outlook, etc.); able to communicate via cell phone and appropriate apps. Experience with PROCORE collaboration software is a plus.
REASONING ABILITY:
The Commercial Construction Superintendent should possess the ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. They should also have the ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form in the English language.
PHYSICAL REQUIREMENTS:
The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is regularly required to sit; use hands to finger, handle, or feel; reach with hands and arms and talk or hear. The employee is occasionally required to stand and walk. The employee must occasionally lift and/or move up to 25 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
WORK ENVIRONMENT:
While performing the duties of this job, the employee is regularly exposed to outside weather conditions. The employee is also frequently exposed to moving mechanical parts and high, precarious places. The Commercial Construction Superintendent is occasionally exposed to wet and/or humid conditions; fumes or airborne particles; toxic or caustic chemicals; risk of electrical shock and vibration. The noise level in the work environment is usually moderate. Appropriate safety equipment is furnished.
TRAVEL REQUIREMENTS:
The Commercial Construction Superintendent must be willing to travel up to 100% for short or long periods of time, depending on company need.
