About COGS' Client:
We are partnered with a leading organization within the luxury real estate and hospitality industry located in Park City, UT, and they are seeking to fill a Pre-Construction Project Manager position for its development and construction arm within one of its largest business units.
Role Overview:
The Pre-Construction Project Manager oversees the early planning stages of residential construction projects, ensuring all activities align with client goals, budgets, and schedules. This role involves cost estimating, risk assessment, and coordination with design teams, estimators, and subcontractors to prepare each project for a successful handoff to the construction phase. Strong leadership, organization, and communication skills are essential to manage pre-construction effectively and ensure project readiness.
Key responsibilities include: Engage with clients and design professionals to understand project goals, specifications, and expectations Develop detailed preconstruction plans, including timelines, budgets, and resource allocation Conduct feasibility studies and preliminary risk assessments to ensure project viability and alignment with client requirements Collaborate with estimators to produce accurate cost estimates, considering materials, labor, and subcontractor expenses Identify cost-saving opportunities through value engineering while maintaining quality and scope Track and adjust preconstruction budgets to meet financial objectives and client agreements Establish and manage preconstruction schedules, coordinating with vendors, subcontractors, and internal teams Oversee bidding and selection of subcontractors to secure high-quality trades within budget and timeline Facilitate communication across departments to ensure alignment on project progress and requirements Conduct site assessments and identify potential project risks, developing mitigation plans as needed Ensure compliance with applicable building codes, safety regulations, and company standards during preconstruction Conduct regular check-ins to monitor project status, address challenges, and ensure smooth handoff to construction Serve as the primary client contact during pre-construction, managing expectations and addressing any concerns Provide regular updates and reporting on project milestones, costs, and timelines Collaborate with architects, engineers, and other stakeholders to ensure all project requirements are met Qualifications & Education:
Bachelor's degree in Construction Management, Architecture, Civil Engineering, or a related field preferred Minimum of 5 years of experience in pre-construction, project management and/or estimating within residential construction Proven ability to manage preconstruction activities for high-end residential projects Proficient use of all Microsoft Office Suite programs Proficient in the use of commonly used industry estimating software programs. Strong understanding of residential construction methods, materials, and relevant building codes Excellent organizational, analytical, and problem-solving skills Effective communication and collaboration skills with clients, vendors, and internal teams Detail-oriented with a focus on quality and accuracy PMP, LEED, or other relevant certifications are a plus Benefits:

The role demands the ability to stand, walk, and work on feet for extended periods, with a capacity to lift a minimum of 50lbs regularly and occasionally handle loads of up to 100lbs. Candidates must be open to working flexible hours, including nights, holidays, and weekends, and be adaptable to hot and cold environments. The job entails physical tasks such as climbing stairs, ladders, and navigating construction sites under development. Visual acuity is essential, including close, peripheral, and depth perception, with the ability to adjust focus as needed. Manual dexterity is required for handling tools and controls, along with the ability to perform various physical movements such as sitting, talking, standing, balancing, stooping, kneeling, crouching, and crawling. Work environments may expose employees to moving mechanical parts, elevated areas, fumes, airborne particles, varying weather conditions, and the risk of electrical shock, with noise levels typically ranging from moderate to very loud.
