Job Summary
We are seeking a dedicated and experienced Property Manager to oversee a small, peaceful 90-unit tax credit apartment community in Dowagiac, MI. The ideal candidate will have a strong background in property management, particularly with tax credit properties, and be comfortable with a hands-on approach to managing daily operations, ensuring tenant satisfaction, and maintaining compliance with tax credit program requirements.
Key Responsibilities
- Property Management & Operations
- Oversee daily operations of the property, ensuring a safe, clean, and well-maintained living environment.
- Conduct regular property inspections to identify maintenance needs and ensure compliance with community standards.
- Coordinate with maintenance staff and contractors for timely repairs and preventative maintenance.
- Implement and monitor policies and procedures to ensure smooth and efficient operations.
- Tenant Relations
- Foster positive relationships with tenants by providing exceptional customer service and promptly addressing concerns.
- Handle tenant inquiries, lease renewals, and move-in/move-out processes.
- Enforce lease agreements, resolve disputes, and handle lease violations professionally.
- Leasing & Marketing
- Actively promote and market the property to maintain high occupancy levels.
- Process applications, conduct background checks, and oversee lease signings.
- Manage and maintain waiting lists in compliance with tax credit guidelines.
- Compliance & Financial Management
- Ensure adherence to all Low-Income Housing Tax Credit (LIHTC) program regulations.
- Maintain accurate records of tenant income certifications and other required documentation.
- Oversee rent collection, assist with budget preparation, and work to achieve financial goals.
- Report financial and occupancy metrics to regional management as required.
- Community Engagement
- Create and maintain a positive community atmosphere for residents, encouraging tenant involvement and a sense of belonging.
- Plan and implement small community events or programs to enhance tenant satisfaction and retention.
Qualifications
- Experience
- 2+ years in property management, preferably in tax credit properties or affordable housing.
- Education
- High school diploma or GED required; Bachelor's degree in business, property management, or related field is a plus.
- Certification
- Tax Credit Specialist (TCS) or equivalent certification preferred.
- Skills
- Strong understanding of LIHTC regulations and property compliance.
- Excellent communication and interpersonal skills, with a customer-service mindset.
- Proficient in property management software, Microsoft Office Suite, and basic accounting.
- Ability to handle sensitive information and resolve conflicts professionally.
