Myers/Naples, Houston, Indianapolis, Minneapolis, Nashville, Orlando, Raleigh, San Antonio, Sarasota, and Tampa.Job Summary:The Land Acquisition and Entitlements Manager will source prospective raw land sites and oversee the due diligence and the entitlements process for raw land acquisitions in the Dallas/Fort Worth Market. Coordinates with consultants and municipalities to ensure zoning and engineering submittals are approved in accordance with project time frames. Facilitates preliminary development budgeting with Land Development team. Reviews and tracks zoning documents, developer agreements, permits, utility agreements, reimbursement agreements, etc. for prospective land acquisitions.Duties and Responsibilities:Manage municipal, county, and federal agency relationships to maintain regulatory compliance for entitlements and environmental issues on new land purchases.Sources and acquires land for the development into communities in the Metropolitan Dallas/Fort Worth Market.Manage the land entitlement process, including preparation of municipal presentation materials, project feasibility timelines, and weekly reporting on status of governmental approvals.Review municipal zoning and subdivision codes affecting building requirements and fees.Coordinate with zoning attorneys and land development consultants to prepare petitions, agreements, concept/preliminary/final plans, plats, and permit applications.Work with municipal officials and community groups to ensure necessary public approvals and permit issuances.Interdepartmental coordination with Land Development, Operations, Sales & Marketing, and Finance to help deliver successful project entitlements.Prepare project due diligence reports to include zoning analysis, impact and development fee summary, and site-specific development considerations.Examine site plan development with respect to Topo, floodplain, utilities, storm water, sanitary sewer, storm drainage and water feasibility.Prepare preliminary project budget with Land Development team.Represent the Division at public hearings and related meetings for the purpose of obtaining all necessary zoning, development, and construction approvals.Coordinate, schedule, and manage the activities of consultants to ensure necessary entitlements and development schedules are in line with community openings.Assist Land Development to attain development permits (NPDES, IEPA, and various other permits).Assist with the preparation and submittal of Land Committee financial assumptions and reports for new land acquisitions.Prepare project-specific CMAs to include a summary of our competition and sub-market resale data.Assists in the evaluation process and inspection of land under consideration.Develops and maintains property contact listings through continuous research and analysis of available land and prepares letters of intent (LOIs) for desirable sites to pursue.Attend weekly meetings with engineer and update schedule of preliminary engineering, preliminary platting; Review budgets and address construction issues.Assist with special projects as requested and perform additional duties as required.Assist in HOA management, homeowner concerns, and maintenance.Manage any additional support staff as required.RequirementsMinimum Education Experience:Bachelor’s degree in Civil Engineering, Real Estate, Business, or Planning-related field preferred. 3-5 years’ experience in land acquisitions or development preferred. Ability to drive the market requires a valid driver’s license and good driving record.Skills and Abilities:Demonstrated success in homebuilding industry preferred. Persuasive attitude with outstanding negotiation and organizational skills; detail-oriented aptitude. Excellent verbal and written communication skills for interaction with a variety of people inside and outside of the organization. Decisiveness and good judgment, problem-solving and analytical skills to act with authority and take approved risks in an environment with little direction from others. Ability to work at a fast pace and manage workload efficiently.
