SummaryThe Development Manager will assist project development professionals with the development of multifamily and commercial real estate. In particular, the Development Manager will obtain, review and analyze critical due diligences items, contribute to the creation of project concepts and execute on entitlement and permitting strategies.
Job Duties
Conduct preliminary site feasibility research to determine the development potential of particular real estate sites, including detailed market research.Develop and maintain project schedules, incorporating design, entitlement and permitting activities of a project.Review zoning and other applicable codes, meet with governmental authorities to understand entitlement challenges, help develop entitlement strategies, create project schedules and identify related costs such as permits, municipal approvals fees and impact fees.Procure critical due diligence items (including environmental, geotechnical, survey and others), review the due diligence items, identify potential challenges and advise project team.Prepare and deliver presentations for various stakeholders, including governmental bodies, neighborhood groups, capital partners and others.Prepare and coordinate applications and submittals for necessary entitlements and permits, including municipal, DNR and other regulatory agencies.Prepare and deliver requests for proposals ("RFPs") to potential project consultants and evaluate responses with the project team.Coordinate plan development with engineers and architects and contribute to the review of plans and specifications.Obtain signage design and approvals and coordinate signage requirements with commercial tenants.Ensure that projects have adequate utility capacity and service, identify cost implications related to such utility service and advise the project team.Prepare and maintain project budgets on an ongoing basis.Coordinate with Mandel's property management team regarding project features, branding and marketing.Conduct research regarding apartment materials, finishes, features and amenities to ensure Mandel remains on the cutting edge of apartment design.Protect and enhance the Mandel's reputation as Milwaukee's premier apartment developer.
Apply or acquire financial feasibility skills in the analysis of prospective development projects, including skills such as budget development, operating statement forecasts and investment analysis.Prepare and present development summary document to track hard and soft costs during construction and lease up process.

Financial feasibility skills should already be a part of the candidate's skills set or, if not, the ability to gain an immediate working knowledge of financial feasibility analysis is required.Communication-The Development Associate must have excellent spoken and written communication skills and be able to adapt presentation styles to the appropriate audience.Detail and Organization-The Development Associate must be organized and pay significant attention to detail.Technical Skills-The Development Associate is expected to be competent in the Microsoft Office Suite, including Outlook, Excel, Powerpoint and Word, and the ability to learn and apply Microsoft Project. The Development Associate must also possess effective time management skills.
Qualifications
Education-Position minimum requirements: Bachelor's Degree in architecture, urban planning, civil engineering or business.Experience-Position requires 4-6 years prior experience in a relevant profession or position. Candidates who have attained a Master's Degree in real estate, finance, architecture or urban planning will be considered regardless of prior experience.
