Job Summary :
Under direct supervision of the Community Manager, the
Housekeeper
/
Porter is responsible for cleaning apartment homes upon move out to 'move in' standards and for maintaining the cleanliness and attractiveness of the common areas of the assigned property. Previous housekeeping in multi-family, mid-rise apartment buildings with large common areas or hotel industry experience preferred.
As
Porter , this position is also responsible for maintaining the community grounds in an attractive condition in accordance with Royal American Managements Policies and Procedures. Must be organized, detail oriented, can multi-task and able to work Monday - Friday.
Incumbent is expected to have excellent attendance and communication skills, possess the ability to build lasting business relationships, and exhibit professionalism.
Essential Job Duties and Responsibilities :

A make ready cleaning checklist will be utilized, completed, and turned in to the Community Manager for all apartment homes cleanedClean all common areas not less than one time per dayClean and monitor restrooms for cleanliness and inventory of necessities not less than two times per dayCare, maintenance, and inventory of any and all equipment utilized to properly to complete job dutiesFrequent no less than one time per day verbal and written communication with supervisorReport unusual or extraordinary circumstances regarding the property, co-workers, or residentsMaintain the required property uniform and ensuring a professional appearance and attitude at all timesAs Porter:
Water any and all potted plants in community common areas daily. Water any additional newly planted foliage as directed by the community manager.Porter may be required to water lawn, shrubs and flowers, mow, trim, fertilize and rake lawns, trim shrubs, plants and small trees, tend to flowers and pull weeds, and spray insecticides, maintain watering and drainage systems, turn soil and reseed lawnMay be required to paint exterior of buildings, pick up litter/trash on grounds daily, clean and maintain exterior light fixtures and replace light bulbs, install and maintain fences and gates, care for the pools, assist in inventory control and upkeep of grounds equipment and supplies, assist with any emergency maintenance situations as they arise as well as assist with any after hour emergency situations such as fire watchResponsible for performing scheduled maintenance on all equipment, based on the manufacturers recommendations and operating manualsMaintain all lawn and cleaning equipment according to manufacturer and company procedure guidelinesResponsible for routine pressure wash/blowing of walks and breezeways and assist with keeping pool area clean, chairs straight, and trash receptacles emptyParticipate in a standby emergency schedule for evening, weekend and holiday coverageFrequent no less than one time per day verbal and written communication with supervisorReport unusual or extraordinary circumstances regarding the property, co-workers, or residentsMaintain the required property uniform and ensuring a professional appearance and attitude at all timesEnsure storage areas and entrances are locked and adequate lighting of areas is maintained at all timesAssist in custodial work, including sweeping, mopping, vacuuming, emptying trash and pet stations, cleaning windows, etc., in the common areasKnowledge, Skills and Abilities :
Read, write, and speak in EnglishApply common sense understanding to carry out detailed written or verbal instructionWork under time constraintsSpecific vision abilities are required by this job to include: close vision, distance vision, color vision, peripheral vision, depth perception, and ability to focusLimited computer literacyMust have a government issued state ID, or valid driver's license if required by Management based on location/property or business needsEducation and Experience :
High School Diploma or Equivalent preferredPrior experience preferredPhysical Requirements :
Must be able to access all areas of the property's grounds and structures, including multilevel structures, with or without the aid of an elevatorWork is generally conducted in an outdoor environment, therefore must be able to tolerate outdoor conditions for the assigned work scheduleFrequently, and possibly, for long periods of time: walk, stand, bend, sit, climb or balance, stoop, kneel, crouch, or crawl as neededLift and/or move up to 10 pounds and occasionally lift and/or move up to 25 to 50 poundsEffectively communicate with supervisorsComplete tasks assigned in a reasonable amount of time
