POSITION OVERVIEW:
Axiom Design Build’s
Senior Project Manager , working closely with the Director of Operations, helps drive the team’s workflow and processes to improve efficiency and manage costs. The Senior Project Manager will analyze existing job estimation platforms and methodology to improve overall job productivity, client satisfaction, and company profitability. The Senior Project Manager will have successfully worked as a Project Manager with Axiom Design Build or elsewhere for ten years.

Senior Project Manager (SPM)
is responsible for leading and facilitating quality projects in a timely, professional, and safe manner. The SPM manages all aspects of a construction project from the proposed budget, projected budget, project schedule and the quality of work. The position requires someone who can manage multiple tasks and people in a highly demanding environment. The SPM collaborates with our design and construction teams to maintain quality control, manage workflow, negotiate subcontracts and manage relationships with clients and vendors. The SPM is also responsible for negotiating contracts with clients, suppliers and subs, as well as tracking costs against billings. This position requires proficient, concise, open and professional communication both verbal and in writing. The role of Senior Project Manager may involve supervision of an Assistant Project Manager who supports the PM team and reports to the Director of Operations and coordination of effort with several Superintendents and their crews.
REPORTS TO:
Director of Operations, Owners
EXPECTED SKILLS:
Ability to read, know and understand drawings; knowledge of construction codes, methods and means; proficient in Microsoft suite, computer aptitude, estimating knowledge, organizational skills; professional communication skills, positive attitude, internal and external customer service.
KEY RESPONSIBILITIES
Create and manage budgets for each project assigned (using Builder Trend and Microsoft Excel software)
Analyze existing construction management software and project management methodologies
Help develop systems and implement procedures for budget estimating, formatting, and updating
Consistent review of project budgets with individual project managers
Audit active project budgets, including cost projections, cost-to-dates, customer credits and warranty costs, in collaboration with project management team
Consult with Executive Team to help improve and support the company and improve profitability
Negotiate subcontracts and project scope and inclusions
Support Director of Operations in scheduling and overseeing project buyouts and startups
Provide leadership and support within project management group
Define and implement new policies and processes for operations team
Collaborate with Executive Management Team to develop systems that accelerate and improve project planning, including budget audits, buyout reviews, pre-construction design reviews, overall quality control and client satisfaction
Analyze existing T&M process and recent job performance to create a strategy for improvement and repeatability
Track internal labor and financial data across design and construction jobs and provide feedback to enhance Business Development
Work with Human Resources to establish staff evaluations for annual job performance reviews
Evaluate and streamline estimating processes in collaboration with the estimating team to transition projects from design into construction
Leverage existing construction management software to maximize efficacy
Provide proactive mentoring and technical training for project management group
Directly manage the company’s large-scale or more complex projects
QUALIFICATIONS:
Bachelor’s degree or equivalent in Construction Management Experience
10+ years of experience in construction project management
Ability to create solutions and inspire team members to perform
Strong leadership and project scheduling skills
Excellent communication and interpersonal abilities
Ability to work independently and manage multiple tasks
Familiarity with Builder Trend and Microsoft Excel software
Experience analyzing RFPs and bids to award specific project work to Subcontractors
Knowledge of Construction Phase Codes
