Position Summary:Hazel Management is seeking a dynamic and experienced
Property Manager
to join our growing team in Houston! As a Community Director, you will be responsible for managing the day-to-day operations of the apartment community, leading the onsite team, and delivering exceptional resident experiences. Position Responsibilities and Duties:
Community Management & Resident SatisfactionOversee all aspects of the apartment community, ensuring it remains a welcoming and thriving environment.Build strong, lasting relationships with residents, fostering a sense of community and promoting resident retention.Plan and execute resident engagement activities and events to enhance the living experience and community atmosphere.
Operational Excellence & MaintenanceDesign and implement business plans tailored to meet residents’ needs while achieving property goals.Manage all property inspections, maintenance, and repairs to uphold the highest standards.Collaborate with vendors and contractors, negotiating lease and service agreements to ensure timely and reliable work.
Financial Management & BudgetingDevelop and manage annual budgets, closely monitoring variances and trends to optimize revenue and control expenses.Ensure rent collection, receivables, and expense management are handled efficiently and in line with financial goals.Provide regular financial performance reports, tracking progress toward financial and occupancy goals.
Team Leadership & DevelopmentLead, mentor, and motivate the onsite team (leasing, maintenance, and office staff), fostering a culture of empowerment, hospitality, and accountability.Provide ongoing professional development and training opportunities, helping staff grow and succeed.Evaluate staff performance, ensuring the team meets or exceeds operational goals.
Marketing & LeasingAdvertise and market vacant units effectively to attract and retain high-quality tenants.Develop and nurture relationships with prospective tenants and community partners to drive occupancy.Stay informed on market conditions and adjust pricing, promotions, and outreach strategies accordingly.
Minimum Qualifications:Education:
High School Diploma or an equivalent mix of education and experience is required.Languages:
English and SpanishExperience:4+ years of demonstrated experience in Residential Property Management (required).Experience using property management software like Resman (required).Bilingual in English/Spanish (required).Previous experience in real estate is preferred.
Licenses & Certifications:Valid driver's license and access to a reliable vehicle.BS degree or CAM designation preferred.
Knowledge, Skills, and Abilities:Proven work experience as a property/community manager, with a deep understanding of property management operations and financials.Knowledge of property management rules, regulations, and compliance (Fair Housing, etc.).Strong customer focus, with the ability to balance resident satisfaction with business goals.Proficiency in Resman, MS Office, and other relevant databases/software.Exceptional communication and interpersonal skills, with the ability to engage residents, staff, and vendors effectively.Well-organized with excellent time management and multitasking skills.
