SUMMARY
The Project Manager for Tenant and Airport Dining & Retail is responsible for overseeing and managing the design, construction, and renovation of retail and dining establishments within airports. This role includes coordinating between airport authorities, tenants, contractors, and stakeholders to ensure timely and successful project completion. The Project Manager will manage all aspects of the project, from concept to closeout, ensuring adherence to budget, schedule, and quality standards while meeting the unique demands of an active airport environment.
ESSENTIAL DUTIES AND RESPONSIBILITIES

Project Planning and Execution:
Effectively lead, oversee, and deliver tenant and airport dining & retail construction projects primarily initiated by airline, commercial management, and airport business partners to ensure all work meets airport standards and regulations.
Develop project plans, schedules, budgets, resources, and reports to ensure projects are completed on time and within budget and ensure variances are identified in a timely manner, managed, and communicated; operational impacts are minimized and communicated; and reporting obligations and expectations are met.
Manage and oversee the facilitation of tenant projects as they move through the project delivery process from concept through completion and operation ensuring they are in alignment with the overall airport capital and expense program.
Coordinate with Facility & Infrastructure and design teams to ensure the creation of retail and airport dining spaces meets tenant and airport authority expectations.
Stakeholder Management:
Serve as the main point of contact between airport sponsors, tenants (retailers and restaurants), airport authorities and commission, contractors, and other stakeholders.
Facilitate regular communication with internal and external stakeholders, ensuring project development is consistent with their needs, goals and project requirements; and minimizes impact on daily operations.
Regulatory Compliance:
Manage tenant fit-out processes, including permitting and safety acceptance, while ensuring adherence to project scope, regulatory requirements, and local building codes.
Work with airport authorities to obtain necessary permits and approvals.
Ensure safety standards are strictly adhered to on all project sites.
Budget and Cost Control:
Develop and manage project budgets, ensuring that financial goals are met and costs are controlled.
Identify cost-saving opportunities without sacrificing quality or compliance.
Monitor project expenditures, manage change orders, and prepare cost reports for senior management.
Scheduling and Timeline Management:
Develop project timelines and manage multiple overlapping schedules to ensure timely delivery.
Coordinate project activities to minimize disruption to ongoing airport operations.
Proactively identify and resolve delays, ensuring that key milestones are met.
Quality Assurance and Closeout:
Ensure all construction work is completed to the highest standards, meeting the expectations of both airport authorities and tenants.
Conduct regular inspections and quality checks to confirm project compliance with design specifications and contractual obligations.
Manage project closeout processes, including punch lists, warranty documents, and post-construction follow-ups.
QUALIFICATIONS

EDUCATION, EXPERIENCE and SKILLS
Education:
Bachelor’s degree in Construction Management, Engineering, Architecture, or related field.
PMP (Project Management Professional) certification is preferred.
Experience:
Minimum of 7-10 years of project management experience, with a focus on retail and airport dining projects.
Experience working on large-scale projects within airports or similarly complex, high-traffic environments.
Proven ability to manage multiple projects simultaneously, ensuring on-time and on-budget delivery.
Skills:
Strong understanding of retail and dining construction processes, including tenant fit-out, design, and building code compliance.
Excellent communication and interpersonal skills, with the ability to work with a diverse group of stakeholders.
Proficient in project management software such as Primavera P6, Microsoft Project, or similar tools.
Strong problem-solving skills and ability to work in a fast-paced environment with tight deadlines.
In-depth knowledge of safety, security, and regulatory requirements in airport environments.
Additional Requirements:
Ability to work on-site at various airport locations.
Must be able to pass a security background check for airport access.
Flexibility to work occasional nights and weekends as required by project schedules.
