The Director, Land Entitlement and Development will work with the development team to coordinate and manage the zoning and entitlement of projects, establish budgets, land development of projects, and deliver on target within projected timelines. This role works with third-party counsel, consultants, engineers & architects, contractors, and other professional service providers as needed to assess, entitle, deliver, and complete projects. Other responsibilities include daily land development management, including monitoring the Community Land Use Approvals and Development Improvements for all communities under contract, as well as assisting in expediting the process for community’s closeout and lot delivery.
This role is located in Greenville, South Carolina.

In conjunction with land acquisition and development teams, evaluate prospective new unentitled land opportunities within specific target areas and determine probability of rezoning approvals based on political environment, historical performance, and professional resources.Work with municipal planners to identify growth corridors within municipalities which match their Comprehensive Growth Plans.Conduct feasibility analysis including Land Planning, provide yield, on-site and off-site cost analysis, and develop project entitlement and timeline expenses.Manage feasibility process to include review and recommendations on title, Phase I environmental report, geotechnical studies, topo, endangered species, utility availability, traffic impact, and any other relevant aspects of the project that may impact cost or timing.Manage entitlement process including applications, design, engineering, submittals, and permitting for targeted projects and oversee consultant teams.Serve as liaison and area expert for developer partners to understand requirements involved in the subdivision approval and development improvement process as well as helping coordinate any administrative and permitting issues that may arise.Provide potential solutions and focus in order to meet planned community sales opening dates and ensure minimal slippage of the lots available for delivery.Who We Are:
