The ideal candidate will be familiar with High Density Garden-Style Multi/Fam apartment construction and wood-frame wrap.The Superintendent provides an on-site manager for overall responsibility of schedule compliance, cost control, and quality assurance.A willingness to be flexible with travel is a must.The superintendent shall provide the day-to-day leadership necessary to direct material control, equipment, subcontractors, and local authorities in the construction of the project.This includes input on estimates, schedules, and quality control during the project preconstruction phase.The superintendent shall work the necessary time to fulfill the requirements of project objectives and completion schedule.Superintendents are encouraged to take courses or instruction necessary to constantly upgrade skills in management, scheduling, and construction techniques, thereby increasing overall abilities and worth to themselves and the company.Duties:Participate in the pre-project planning sessions to familiarize with the project requirements and offer practical advice pertaining to the various project schedules (i.e., short intervals and bar charts), budget, and staffing.Organize and conduct the preconstruction conference with subcontractors to familiarize them with the project schedules, construction methods, company procedures and policies, and quality standards.Assist the project manager to organize the project buyout per the schedule and request needed personnel and subcontractors for timely project completion.Continually be aware of project progress, schedules, and requirements for completion and update the schedule with the project manager accordingly.Assist with job pre-start activities and direct initial setup of jobsite trailer, material storage, parking, utilities, and any other start-up items.Read and interpret plans, specifications, and contract documents and consult with the project manager, architect, and engineer on design problems or change orders.Establish job-specific and personal goals and submit them to the project manager.Maintain a close working relationship with the project manager to ensure proper coordination of responsibilities for the project.Ensure that time card and other requested information is reported to the office weekly.Work within limits of the contract, both owner and subcontractor, to avoid back charges and unrecoverable costs.Do not make any changes without written authority from the project manager.Keep a current inventory of all tools on the job and update as purchased.Major equipment repairs, vandalism, theft, employee injuries, and employer-employee relations problems should immediately be brought to the attention of the project manager.Provide daily job reports with pertinent activities and information to be turned in weekly.Provide data monthly of onsite stored material when requested by the project manager.Keep “As Builts” drawings of site utilities on display in the office trailer posted up-to-date daily by subcontractor.Limit telephone calls by proper scheduling of project and material.Organize and conduct on-the-job training for subordinates.Review performance of key staff personnel twice a year and give information to the project manager.Make weekly job progress photos per company policy.Project Control: Determine and recommend changes in methods, schedules, procedures, and improvements on the project for approval by the project manager.Prepare a realistic work schedule and hold preparatory meetings prior to the start of each new activity so that the subcontractors or company personnel will understand how the work is to be performed.Inspect the work progress for compliance.Ensure that any company safety policies are fully enforced at all times on the project.Report any equipment or procedures that may be unsafe.Report all accidents to the project manager immediately.Coordinate with the assistant superintendent for equipment needs of the project.Delegate responsibilities to subordinates and check on their performance.Coordinate with the project manager to ensure the project is properly manned to meet schedules and budgets.Ensure that material is delivered to the construction site per established agreements and as scheduled.Walk the project site on a daily routine to review problems, progress to schedule, subcontractor's performance, compliance with plans and specifications, and the quality of work being performed.Solve problems and, when necessary, personally work with other employees to complete required tasks.Make quick and accurate decisions based on good and reliable information and take responsibility for these decisions.Ensure that all testing required is properly conducted and that testing results are properly recorded.Direct quality control standards and supervise their implementation.Upon surfacing of deficient or non-conforming work, immediately notify the responsible party and the project manager.Notify subcontractor in writing of the correction to be made so that he will be in conformance with the contract.Follow-up to be certain the correction is made in a timely manner and notify the project manager of difficulty.Supplement or dismiss, according to the subcontract terms, any subcontractor not performing to predetermined schedules or plans and specifications and refusing to correct in a timely manner.Inform the project manager of any intended suspension.All corrective action must be approved by the project manager prior to implementation.The superintendent shall utilize all approved shop drawings and submittals during the construction process.Direct the method of control for quantity and quality on all incoming material shipments.Direct the method of disbursement of material to our personnel and our subcontractors to minimize damage, waste, and theft.Keep all stored material reasonably secure at all times and issue by building to installer.Keep a current inventory of material purchased for the project as it arrives at the jobsite to ensure that payment will not exceed purchase order. Weekly check of this inventory will assure control and availability of material when needed.Also involves scheduling and job cost control duties.Qualifications
