We are looking for a Maintenance Director!Randall Residence at Hobbs Station, in Plainfield Indiana is currently under construction. Opening in the Winter of 2025!WHAT WE EXPECT FROM YOU:

We are growing and are looking for an individual who has the ability to continually adjust to change, drive to make a difference, and desire to improve. The primary purpose of this role is to coordinate residence maintenance services and keep the residence and grounds in good repair in accordance with current applicable federal, state, and local standards, guidelines, and regulations. The Maintenance Director is responsible for leadership and oversight of the overall physical building and property, safety program and preventative maintenance plan and building repairs. This role also directly supervises, motivates, and encourages other team members.

Building and Grounds Maintenance:

Perform routine and unscheduled interior and exterior maintenance and repair on the facility and equipment to include plumbing, plastering, electrical, carpentry, mechanical, HVAC, parking areas, ground building structure, etc., as directed, in accordance with established procedures.

Basic carpentry, painting, electricity, plumbing, locksmith, grounds, and preventative maintenance.

Follow maintenance schedule/instructions as outlined in the established maintenance policies and procedures. Ensure that work schedules are followed as closely as practical.

Carry out preventative maintenance for all equipment including mechanicals, plumbing, electrical, generator, fire extinguishers, fire panel, and life safety equipment.

Maintain grounds. Coordinate lawn service, snow removal service, and other outdoor grounds services as needed.

Assist with resident move-ins and move-outs.

Prepare resident apartments/rooms for new residents.

Must be able to ensure prompt repair/response time for daily maintenance requests.

All other duties as assigned.

Maintenance of Systems:

Test the fire protection systems as required by code and schedule regular inspections.

Test resident security systems on a regularly scheduled basis.

Maintain HVAC system, ensuring a comfortable temperature in the residence.

Ensure an effective lighting system in the residence.

Ensure that plumbing system is in compliance with the code and working properly at all times.

Safety and Sanitation:

Ensure that maintenance personnel follow established safety precautions when performing tasks and when using equipment and supplies.

Ensure that assigned work areas are maintained in a safe and attractive manner.

Maintain material safety data sheets (MSDS) for hazardous chemicals in the maintenance department. Ensure that containers of hazardous chemicals in the department are properly labeled and stored.

Ensure that established infection control and universal precaution practices including hand hygiene, are maintained when performing maintenance procedures.

Ensure compliance with all codes, OSHA and residence policies and procedures.

Ensure proper removal and disposal of trash.

Participate in the training of employees on responding to emergency situations.

Educate the team on the basic procedure for turning on and off utility systems.

Maintenance Ordering and Inventory:

Order maintenance supplies from approved vendors on a regular basis, and maintain up-to-date inventory supplies.

Order repairs from residence-approved vendors as needed.

Maintain and organize supply areas.

Maintain neat and organized storage areas.

Regularly prepare and update an emergency list with vendor/contractor names, addresses and emergency telephone numbers for employees.

Work with the Executive Director to develop and maintain a maintenance budget.

MINIMUM REQUIREMENTS:

Minimum of one year general maintenance experience and/or senior living maintenance experience.

Possess an understanding of HVAC, plumbing, electrical and mechanical systems.

Desire to work with older adults.

Able to complete required reports and follow written and oral instructions that are related to the care and supervision of our residents.

Strong organization and time management.

Ability to train staff for emergency response preparedness.

PHYSICAL REQUIREMENTS

To fulfill job requirements, employee must be able to perform key physical tasks for extended periods of time. Proper body mechanics and safety measures as prescribed by the residence must be used. In a typical eight-hour day, the employee will:

Stand/walk up to eight hours.

Frequently support up to 70 pounds.

Frequently lift/carry up to 50 pounds.

Frequently kneel, bend, and reach.

PREFERRED EXPERIENCE

Experience working in a senior living community.

Safety and fire codes.

OSHA, MSDS Sheets.

Understanding of systems and basic repairs.
