The Maintenance Director is responsible for planning, organizing, developing, and directing the overall operation of the maintenance department in accordance with current federal, state, and local regulations and established company policies and procedures.
Ensure the facility is well-maintained in a safe and comfortable manner.
Manages the operations of the Maintenance Department by adhering to proper staffing and scheduling of personnel.
Inspect storage rooms, work rooms, utility/janitorial closets, etc. for upkeep and supply control.
Participates in facility surveys made by authorized governmental services.
Ensures that outside services are properly completed/supervised in accordance with contracts/work orders.
Assists in establishing a preventative maintenance program. Makes daily rounds to ensure that maintenance personnel are performing required duties and ensure that appropriate maintenance procedures are being followed to meet the needs of the facility.
Maintains fire alarm and other fire protection and preventive systems.
Completes carpentry and other building repairs within the scope of expertise.
Monitors, maintains and records inventory and orders supplies as needed to ensure supplies are available as needed.
Heads snow and ice removal for the sidewalks.
When required, is on call seven days a week, 24 hours a day for emergencies.
Job Requirements
Must possess, as a minimum, a high school education or its equivalent.
Must have, as a minimum, one year experience in a supervisory capacity, in a maintenance related position.
Must have a valid driver’s license.
Must be able to withstand inside and outside environmental conditions, extreme heat, freezing conditions, and a noisy, dirty, dusty, or greasy work environment at times.
Must be knowledgeable of boilers, compressors, generators, etc., as well as various mechanical, electrical, and plumbing systems.
Must be knowledgeable in building codes and safety regulations.
Must be licensed in accordance with current applicable standards, codes, labor laws, etc.
Must be able to handle calls outside of normal work hours for maintenance emergencies.
