Purpose:

To oversee and direct the functioning of facility building systems including mechanical, electrical, fire/life safety, elevators (if applicable), grounds, and relationship with contractors for renovation projects in accordance with current federal, state, and local standards. Ensure that the facility is maintained in a safe and comfortable condition. To plan, organize, develop, and direct the overall operation of the Housekeeping and Laundry Department in accordance with current federal, state, and local standards governing the facility, and as may be directed by the Administrator, to ensure that the facility is maintained in a clean, safe, sanitary, and comfortable manner and to ensure that an adequate supply of laundry and linens are on hand at all times to meet the needs of the residents.

Qualifications:

Must be knowledgeable of boilers, compressors, generators, and mechanical, low and high voltage/electrical breakers, updated location of panels, and plumbing systems.

Must be knowledgeable of building codes, EPA Certification, and blueprint interpretation.

Must be knowledgeable of life safety regulations preferably in a healthcare environment in accordance with the AHCA Standards and National Fire Protection Act (NFPA).

Training in environmental control and operation of laundry equipment practices and procedures.

Must be at least 18 years of age.

Must speak and understand English.

Previous experience in a supervisory capacity.

Positive attitude toward the elderly.

Must be proficient with Microsoft Office products including Outlook, Excel, Word, and the internet. Past experience with and proficiency with computerized property management systems preferred.

Essential Job Functions:

Responsibilities include but are not limited to the following:

Ensure proper maintenance, performance, condition, and reliability of all plumbing, mechanical, and electrical equipment including emergency generators, critical and life safety equipment through regular inspection and scheduled maintenance.

Ensure the maintenance of the interior and exterior of the building and grounds including painting and landscaping upkeep to enhance curb appeal.

Oversee the maintenance of the facility service/door locks and all other security hardware to ensure building safety and security.

Ensure compliance with established safety and infection control policies and procedures.

Assist in establishing and maintaining a preventive maintenance program and coordinate maintenance services with other departments.

Ensure compliance with fire and safety codes and promptly report accident/incident reports and equipment damage to management.

Ensure external contractor services are properly completed and supervised in accordance with contract.

Oversee the Maintenance, Housekeeping, and Laundry Departments.

Develop employee daily cleaning work schedules.

Plan and coordinate all cleaning, floor care, room set-up, hazardous waste/trash/recycle removal, and furniture move activities.

Maintain communication with fire, building, and Life Safety Inspectors.

Order equipment and supplies for facility maintenance as necessary.

Maintain proper records of equipment repairs, purchases, and other expenditures.

Maintain proper records of State regulated Life Safety requirements according to National Fire Protection Act (NFPA) and state jurisdiction.

Serve on facility safety committee and provide reports on maintenance activities through company online safety system (TELS).

Respond to and be available for all facility emergency calls.

Staff Development Functions:

Develop and participate in planning, conducting, and scheduling training, orientation, and in-service educational activities for facility personnel; ensure that facility services personnel are performing required duties and that appropriate procedures are being followed; maintain professional competence through participation in continuing education programs, seminars, and training programs; and ensure that all facility services personnel attend and participate in Hazardous Communication and Universal Precautions training programs prior to reporting to work assignments.
