The Maintenance Director is responsible for overseeing the maintenance, housekeeping, and security departments. This includes the care and maintenance of all aspects of the physical plant; the hiring, training and supervising of all department personnel and operating within budgetary guidelines.

Essential Job Duties:

Maintains the proper functioning of all equipment and buildings including an adequate preventative maintenance program. Has systems in place to regularly check and repair equipment and buildings. Arranges for maintenance contracts as necessary.

Coordinates and supervises painting and refurbishing efforts of all individual apartments, assisted living units, and all common areas of 4 buildings on property.

Provides residents and staff with a timely and effective work order repair system. Responds to residents’ concerns by telephone or by letter. Prioritizes work orders to assure the highest resident satisfaction.

Participates in the development of the annual departmental budgets. Responsible to maintain all expenditures for departments within budget allowances. Reviews monthly operating statement for accuracy and explains variances to budget.

Responsible to select, train, evaluate and discipline all staff in the maintenance, housekeeping, and security areas.

Maintains vehicle fleet and works with transportation director (Community Life Services Director) as needed to assure smooth operation and to assure that vehicles are in good repair.

Maintains the emergency power generating equipment along with all fire and life safety equipment.

Creates and implements policies and procedures to handle departmental emergencies. Responds to emergency service calls after hours. Has maintenance on-call system in place.

Qualifications:

High School education required with thorough knowledge of plant operations and engineering. Bachelor’s degree in engineering or related field preferred.

At least five years experience in plant engineering and/or trades such as plumbing, electrical, painting, carpentry, refrigeration, ground maintenance, masonry or maintenance. Three years supervisory experience.

Previous experience in the health care field and/or with an elderly population preferred. Knowledge of fire safety and MSDS training also preferred.

Physical Requirements/Work Conditions:

While performing the duties of this job, the employee is frequently required to stand; walk; sit; use hands to grasp, handle, or feel; reach with hands and arms; climb or balance; stoop; kneel, crouch, or crawl. The employee must frequently lift and/or move up to fifty pounds. Specific vision abilities required by this job include close vision, distance vision, and color vision.
