Job Description: Senior Project Manager
Position Overview: The Senior Project Manager (Sr. PM) will plan and lead key projects or multiple projects from inception through deployment, providing day-to-day management and oversight of project resources, tasks, issues, timelines, cost, and scope. In addition to managing projects, a Sr. PM is responsible for:
Ensuring the success and profitability of projectsManaging project financials, including fee retentionAchieving client satisfactionLeading by example and promoting company valuesGuiding and mentoring project management staff for career advancementBuilding and fostering relationships with owners, design partners, subcontractors, and suppliersChampioning company initiatives
Qualifications
Required:
Four-year degree in Construction Management or a related field15+ years of related experience, including experience with self-perform capabilitiesProven experience in building strong partnerships and trust with external partners, including owners, owner’s representatives, design firms, and subcontractorsStrong collaboration and communication skillsThorough and detail-orientedAbility to prioritize and multi-task within time constraintsSelf-starter and motivated with minimal supervisionStrong computer skills, including proficiency in Excel
Preferred
Estimating and field experienceScheduling experience
Office And Travel
Office: Various job sites and/or corporate/regional offices.Travel: In addition to regional meetings, overnight travel may be involved.
Responsibilities And Tasks
Pursuit, Preconstruction, and Business Development:
Lead responses to RFPs with MarketingLead interview preparationLead preconstruction effortsEstablish, maintain, and build client relationshipsEstablish, maintain, and build design partner relationshipsEstablish, maintain, and build owner’s representative relationshipsLead and coordinate page turnIdentify and pursue leads prior to RFPs being issued; assist in acquiring new workEnsure scope, budget, and schedule alignment throughout the preconstruction processPromote other company services
Self-Performed Work
Oversee quantity take-offs and assist in estimating labor production, materials, and equipmentUnderstand warehouse equipment, rentals, small tools, services, and costsOversee implementation of PACE preparation and projectionsScope bid materials (concrete, rebar, brick, etc.)Approve Critical Path Method schedules for our work
Estimating And Bidding
Review estimates prepared by project managers and estimating teamsLead estimate presentations to owners/design teamsReview proposed subcontractors before presenting to ownersFinal review and signing of subcontractors
Scheduling
Act as Last Planner coach/championLead preconstruction scheduling effortsReview and oversee construction schedules
Project Oversight
Ensure proper project staffing and resource involvementReview and understand project financial condition and profitability (PACE)Ensure safety protocols are in place and adhered toConduct regular jobsite walks with project staffUnderstand the requirements of owner and subcontractor contracts
Project Management Oversight
Coach and mentor project management staffUnderstand specific training needs of staffReview and understand global project management staffing needs and available resourcesEnsure project management staff is mentoring at all levels
Post-Construction
Ensure cost history information is uploadedFollow up with owners on lessons learned, strengths, and weaknessesEnsure internal “lessons learned” meetings are held
Other Responsibilities
Participate in business development activities (client functions, design firm open houses, conferences, etc.)Establish relationships with clients, architects, engineers, consultants, and subcontractorsPursue new relationships with potential clients and design firmsAttend and participate in project management and other company meetingsAttend relevant training for personal and professional developmentActively participate in company-sponsored eventsPerform functions of PM I and PM II as necessary for project successSupport and follow standard work practicesParticipate in Lean events and support company initiativesOther responsibilities as assignedThis role offers a dynamic and challenging environment for a seasoned professional looking to make a significant impact on high-profile projects.
