Coves at Columbus Apartments is Hiring a Maintenance Supervisor!
In this position, you will perform various corrective and preventive maintenance duties as well as special projects necessary to maintain and enhance the community, including, but not limited to, HVAC, plumbing, electrical, carpentry, janitorial and grounds duties, etc. This individual may work alone or with others in a large community. The maintenance supervisor will oversee the maintenance techs and day porters at the property.

Full Time; Monday-Friday 8a-5p; rotational on-call weekend shiftsJob Type:

About you:Project Management skills including planning, organizing and task coordination skills.Negotiation and conflict resolution experience.Compliance to OHSA, maintaining SDS documentationMust be detail oriented and organized.Mastery in safety procedures regarding hazmat, eye protection, lock out tag out, machinery and basic first aid.1-3 years management experience.Able to work overtime and emergency call in.Must be able to communicate effectively verbally and in writing.Must be able to read and comprehend the English language.Valid Driver's License and reliable transportation.Must be able to stand, walk, sit, use hands, reach with hands and arms, stoop, kneel, crouch, or crawl.May be required to lift and/or move up to 50 pounds and operate power tools.Must be able to occasionally drive during the course of workEducation & Experience
High school diploma or equivalent combination of education, training or experienceAdvanced level maintenance skills related to: painting, carpentry, electrical, HVAC and plumbingCore Responsibilities:Included but not limited to:
Prioritizes, completes and/or delegates maintenance work and maintenance service requests, to include, but not limited to: grounds, cleaning, specific carpentry, plumbing, painting, electrical, HVAC, masonry and other general maintenance in accordance with Company standards and local city, state and federal building codes when applicable.Schedules and provides on-call maintenance for evenings, weekends and holidays as scheduled.Tracks the status of all work orders.Manages and executes the Make-Ready/Turn process.Completes move-out checklist assigning appropriate move-out charges, and forwards tomanagement.Schedules and inspects employee and vendor/contractor work performed to ensure quality, completeness, and compliance with company standards.Purchases supplies adhering to the property budget and company policies and procedures.Participates in the preparation and management of the operating budget and monthly variance reports.Inspects the physical apartment site identifying all areas in need of immediate or futurerepairs and maintenance and provide an inspection report to the Property Manager and Area Manager.Participates in staff selection/interview process.Trains all service staff under the approval and direction of the Area ManagerPrepares annual reviews, implements goals, objectives and personal development plans for all direct reports.Performs other duties as assigned. Actual job duties/responsibilities may vary depending on community size.
