Commercial Property Maintenance Technician

We are seeking a skilled Commercial Property Maintenance Technician to independently perform a wide range of general maintenance repairs across a portfolio of commercial properties.

This role involves timely documentation of work completed and a strong focus on the operations, maintenance, repairs, and updates of HVAC systems. The ideal candidate will represent our company professionally to clients, vendors, and the public while fostering teamwork and effective communication.

Location: Tampa, FL 33602

Pay: $26-29/hour (commensurate with experience)

Schedule: Monday to Friday, with some weekend availability and on-call as needed.

Key Responsibilities:

  • Monitor the building HVAC system to ensure optimal performance and tenant comfort by the programmed start time. This includes overseeing water chemical treatment programs for cooling towers and logging readings.
  • Make scheduling and programming adjustments to various functional systems to enhance building efficiency.
  • Identify opportunities for improvements to existing systems.
  • Maintain regular contact with equipment manufacturers for firmware upgrades and modifications.
  • Manage budgets in collaboration with the Senior Property Manager, ensuring all expenses are tracked.
  • Order and maintain an adequate inventory of repair supplies, adhering to budget guidelines.
  • Keep detailed records and equipment logs on a routine basis.
  • Assist in coordinating inspections and servicing of all life safety systems.
  • Investigate and track recurring customer-related issues, reporting findings to the property manager.
  • Update maintenance plans based on manufacturer recommendations for all systems.
  • Promote energy conservation through effective equipment maintenance and energy management programs, tracking energy consumption.
  • Organize and maintain maintenance shops, storage areas, and mechanical and electrical zones, ensuring tools and equipment are well-organized and accounted for.
  • Conduct routine building inspections per company policy.
  • Perform minor repairs to plumbing, HVAC systems, roofs, windows, and doorways.
  • Install and repair ceiling tiles, wall coverings, vinyl tiles, carpets, cove bases, window blinds, signage, and more.
  • Build positive relationships with tenants to ensure excellent customer service and satisfaction.
  • Become proficient in the ServiceLink online service request system, including its mobile application.
  • Assist with preparations and responses to inclement weather.
  • Perform other duties as assigned by the Maintenance Manager.
