San Francisco, CASummaryThe Company is seeking a Manager, Architecture / Job Captain to support our rapidly growing team. The Manager, Architecture / Job Captain will be responsible for executing all activities related to apartment building renovation and new apartment projects throughout San Francisco.The Company provides architecture, engineering, design, and apartment remodeling services to institutional and individual clients. As the Architect and the Builder, the Company provides one seamless process for its clients. With a track record of successfully completing hundreds of high-quality apartment renovation projects, the Company is a preferred contractor in the San Francisco Bay Area. Each member of our team is an expert in his or her field, and together we create elegant residential spaces.Primary ResponsibilitiesDesign and manage the full process of Fire Alarm Upgrade projects.Manage 3rd party drafting company and ensure speed and quality of drawing production.Collaborate with city officials during entitlement and plan check to ensure efficiency during permit approval process.Site Visits:
Conduct site visits at various properties and conduct in-person survey of existing system setup, functionality, and layout.As-Builts:
Supervise field surveys to create or verify existing conditions drawings and markup.Schematic Design:
Conduct and assist with building code analysis, collaborate with the Design Team on the creation of initial floor plan layouts from owner’s program, and conduct preliminary product research and present layouts to ownership.Design Development:
Supervise the coordination of consulting engineer’s drawings and material selections with guidance from Senior Manager, Design.Building Permit Drawings:
Lead the preparation of permit drawings from initial design sketches utilizing correct permit template, execute plans, sections, elevations, RCP, electrical diagrams, and schedules, and lead building permit approval process.Bidding/Negotiation:
Lead issuing bid documents to Construction Management team and attend bid walks as required and respond to questions from bidders.Construction Documents and Administration Phases:
Issue construction documents to Construction Management team and respond to RFIs as required by Construction Management team in regard to permit documents and code compliance.Minimum Requirements and QualificationsBachelors or master’s degree in Architecture or related field of study.Minimum 3-5 years of experience working on apartment buildings or multi-family projects.Experience with San Francisco building permit process is preferred.Fire Alarm System design experience is preferred.Key Skills and CompetenciesMust be a good communicator (written and oral) and must be able to maintain effective documentation.Capability to think critically, solve problems logically, and make well-reasoned business decisions.Knowledge of laws and standards that apply to architecture such as local and state building codes.Knowledge of Fair Housing Laws, Landlord-Tenant Law, and experience with projects in rent-controlled buildings are a plus.Excellent personal leadership skills and proven ability to develop and motivate teams.Proactive, well-organized, and results-oriented with the ability to lead and participate in multiple projects simultaneously in a fast-paced environment.Solid organizational skills including attention to details and multitasking capability.Exercise significant independent judgment, initiative, responsibility, and accountability.Strong working knowledge of Microsoft Word and Excel.Ballast is committed to creating a diverse environment and is proud to be an equal opportunity employer.
