Director of Maintenance

Ensures the residence and grounds are in good repair and provide a safe and attractive environment for residents, family members and guests. Also maintains compliance with OSHA, MSDS, state and federal regulations and the standards of HRA. This is for a brand new luxury senior living community providing Assisted Living and Memory Care Services.

Essential Functions:

Inspects residence and grounds regularly identifying any areas in need of repairs

Responds promptly to all requests for repairs or maintenance concerns

Performs Manager On Duty responsibilities when assigned

Assists with resident move-ins and move-outs

Prepares resident rooms and apartments for new residents

Assists with set-up and clean-up for special events when applicable

Maintains grounds, coordinates lawn service and other outdoor grounds service as required

Tests the fire protection systems as required by code and schedules regular inspections

Tests residence security systems on a regular basis

Maintains HVAC system ensuring a comfortable temperature in the community

Ensures an effective lighting system in the community

Ensures that plumbing system is in compliance with code and working properly at all times

Secures all maintenance equipment to prevent injuries to residents, associates and visitors

Provides proper removal and disposal of trash

Conducts regular safety inspections, fire drills, emergency evacuation drills, etc. regularly

Participates in training associates in safety issues, emergency situations and safe practices

Participates in the recruitment and hiring of maintenance, housekeeping and laundry associates (if applicable)

Manages time and assignments of maintenance technicians, housekeeping and laundry associates (if applicable) to meet the needs of the community

Qualifications/Skills/Educational Requirements:

High school education. Associates or Bachelors degree preferred

Minimum of one (1) year in general maintenance experience required

Minimum of one (1) year of supervision or management experience preferred

Able to communicate effectively with all levels of management, associates, residents, family members, and outside contacts

Knowledge of Federal and State safety and fire codes

Knowledge of OSHA regulations and MSDS

Experience with Microsoft Office and Outlook software preferred

Able to make independent decisions

Able to seek out new methods and willing to incorporate them into existing practices when applicable

Must possess a passion to work with and around senior citizens
