OverviewThe Director of Operations at PBM is responsible for overseeing and managing daily janitorial operations across PBM’s New York City portfolio, including NJ, and Westchester. Reporting directly to the Senior Vice President of Operations, this role leads a team of Area Managers, field supervisors, and project managers to ensure the delivery of high-quality service. The Director handles staffing, manages work orders, collaborates closely with Client Service Managers (CSMs), and serves as the primary point of contact for key clients. This role also plays a crucial part in emergency response management, ensuring timely and effective deployment of resources.Responsibilities

Monitor daily operations to maintain service quality and client satisfaction.Ensure appropriate staffing levels, including the hiring and dispatching of personnel.Define, implement, and communicate operational policies to field teams.Oversee contracted services and address union-related issues, including those with 32BJ.Collaborate with HR and Payroll on staffing records and personnel management.Lead technology implementation to enhance service delivery and efficiency.Manage purchasing and resource allocation to minimize waste and maximize profitability.Participate in RFP processes and budget reviews, contributing to staffing and operational strategies.Perform site evaluations, training, and audits, and lead emergency responses for snowstorms, floods, etc. and labor disputes.Experience

Proven experience in operations management, preferably in a senior leadership role.Strong leadership skills with the ability to manage and motivate teams.Demonstrated success in project management and strategic planning.Excellent communication and interpersonal abilities.Ability to analyze data and make informed decisions based on key performance indicators.10+ years of experience in commercial building operations and maintenance.Knowledge of 32BJ SEIU union agreements.Knowledge of janitorial equipment maintenance.Valid driver’s license with NYC driving experience and adherence to traffic regulations.Proficiency in business applications (Word, Excel, PowerPoint) and systems like Paychex Time & Attendance and Short Path.May require travel by vehicle, on foot, or public transportation.Availability to work extended hours, evenings, and weekends as needed.Job Type : Full-timePay : $120,000.00 - $130,000.00 per yearBenefits :401(k)Dental insuranceHealth insuranceLife insurancePaid time offVision insurancePhysical Setting :OfficeOutdoor workSchedule :Day shiftEvening shiftMonday to FridayEducation :High school or equivalent (Required)Experience :Janitorial: 10 years (Required)Work Location : In person
