ASSISTANT VICE PRESIDENT, ACQUISITIONS POSITION SPECIFICATIONShine Associates, LLC has been retained to search, identify and recruit an Assistant Vice President, Acquisitions on behalf of our client (‘Company’). This position will be based in Atlanta, GA and report to the Vice President of AcquisitionsCONFIDENTIALITYShine Associates, LLC has been exclusively retained on this assignment. With corporate offices in Atlanta, Boston, Dallas, Dubai, New York, and San Francisco, the firm is an experienced real estate private equity investor and manager supported by an integrated operating platform and has 60+ years of experience across multiple asset classes. The Company’s existing and under-development properties are valued at over $29.0 billion.
During its 60+-year history, the firm has developed, managed or acquired over 96,000 residential units and 32.5 million square feet of commercial space in twenty-four states. The current portfolio includes over 55,000 residential units, 1 million square feet of retail and office space, and 25 million square feet of industrial space.
ASSISTANT VICE PRESIDENT, ACQUISITIONSThe Acquisition Assistant Vice President's (“AVP”) primary responsibility is to execute the firm’s strategic goal to grow the company through the acquisition of commercial real estate assets, primarily multifamily assets, located within one or more target markets within one of the Company’s four Acquisition Regions.
The VP has primary responsibility, authority and accountability for sourcing, underwriting, negotiating, structuring and closing of acquisitions in accordance with the current investment criteria and portfolio demands of the firm.
The AVP will have 7 to 10 years of multifamily transaction related experience and will embrace our company values of accountability, inclusiveness, energizing and courageousness.
ESSENTIAL DUTIES AND RESPONSIBILITIESMarket Selection
In conjunction with the VP, on a quarterly basis, review and evaluate market data and recommend markets and sub-markets in which to target acquisitions.
Deal Sourcing
The AVP is responsible for sourcing potential real estate acquisitions. Networking within the real estate community is a major part of this position and includes determining the appropriate contacts within markets and the evaluation of which will be most beneficial in ensuring the successful execution of firm’s long-term business plan.
Essential contacts to be established and maintained include competitors, brokers, management companies, developers, potential sellers, data providers and so forth.This position requires extensive travel to source new transactions and must maintain a current pipeline of “for-sale” properties.
Acquisition Process Management
Prepare a market analysisDevelop a financial assessment and prepare an acquisition pro formaSupervise assigned real estate analystNegotiate with seller or seller’s representativesAssemble and manage the due diligence teamIn conjunction with Property Operations and Asset Management, develop a business plan for the subject propertyAssist the Treasury Group in obtaining the bridge and/or permanent financingPresent to the Investment Committee to secure requisite internal approvalIn the case of apartment and industrial/flex properties, provide appropriate post-closing transitional support to Company’s Portfolio & Asset Management Group and the Property Operations Group as the responsibility for executing the property’s business plan is transferred to those groups.
Provide Guidance and Management Oversight
The AVP will work with any Analyst and/or Associate assigned to them by the VP and is responsible for providing guidance and management oversight.
This includes setting tasks, approving travel, evaluating their work product and assisting with year end performance evaluations.
Industry Affiliations
Participate in national trade associations that further the business activities of the firm, such as the National Multi Housing Council (NMHC), Urban Land Institute (ULI), or the National Association of Industrial and Office Properties (NAIOP).
SUPERVISORY RESPONSIBILITIESDirectly supervises one or more non-supervisory Acquisitions Associate and/or Analyst.
Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employee; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.QUALIFICATIONS, SKILLS AND EXPERIENCETo perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required. The position also requires several years of experience in an acquisition department and includes prior participation in the sourcing, underwriting and closing of commercial real estate assets along with basic knowledge of target investment locations within several regional markets.Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations.
Ability to write reports, business correspondence, and procedure manuals.
Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.Ability to work with all basic mathematical concepts and more advanced concepts such as the time value of money (present values, future values, internal rates of return, etc).Ability to define problems, collect data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of technical instructions in mathematical or diagram form and deal with several abstract and concrete variables.
