POSITION SUMMARY:McWhinney is seeking a senior acquisitions officer responsible for primarily identifying Multifamily, Built to Rent, Industrial, Retail, and other property types in targeted markets. This role includes directing market analysis/selection, underwriting, sourcing asset acquisition opportunities, preparing investment committee materials, relationship-building, and managing the overall transaction process from planning the approach to markets to closing transactions. The Managing Director will work with the development teams to establish the company’s short-term and long-term investment strategies aimed at expanding the company’s competitive position and its target markets in Nevada, Arizona, and Montana.
Key Responsibilities:
Thought leader to originate, underwrite, negotiate and close Multifamily, Build-to-Rent, Industrial, Retail, and other acquisitions and developments in McWhinney's target markets (Colorado, Texas, Utah, and Idaho) and potential additional markets.
Build strong market knowledge and relationships with brokers, sellers, and other market participants including the ability to source off-market transactions to win equity business for McWhinney.
Prepare Investment Committee memos that include robust analysis of the opportunity, market underwriting and risk vs. return.
Point person on structuring investments and dispositions.
Work with legal, internal and external, to negotiate purchase agreements, partnership agreements and related legal documentation and due diligence to close transactions.
Alongside the development and asset managers, coordinate the underwriting and due diligence of each transaction including financial modeling; market surveys; broker interviews; interacting with property management personnel, tenants, and local government officials; and ordering, coordinating, and analyzing with development managers any necessary third-party reports.
Provide regular and consistent reporting on acquisitions activity and market fundamentals to Ownership, Investment Committee, and Board of Advisors.
Work collaboratively with finance and business unit leaders to prepare and analyze financial models for potential acquisitions and growth opportunities through direct and indirect supervision of teams.
Prepare and maintain activity tracking systems and prepare periodic status reports for executive leadership and the board of directors.
Play an active leadership role in the company and drive the corporate strategy while modeling our core values.
Minimum Requirements:
Minimum of 10 +/- years of Real Estate Acquisition experience with an established institutional real estate firm.
BA or BS required.
Minimum of three years of supervisory experience.
Strong analytical skills and understanding of the appraisal/valuation process and Capital Markets.
Self-starter, comfortable working independently or with a team within a flexible workflow.
Demonstrate excellent verbal and written presentation abilities to communicate strategies and investment opportunities.
Ability to effectively communicate with investors and other stakeholders.
Organized Team Player, with solid management skills.
