Construction Superintendent

This position is responsible for the oversight of construction projects. In addition to establishing good rapport with customers, subcontractors and agency inspectors, tasks include, but are not limited to, footer and foundation checks, drywall repair, installation of hardware and fixtures, window and door adjustments, interior and exterior caulking, sanding, touch-up painting, transportation of materials, repair of fascia, basic appliance installation, sweeping and general cleanup of job site on a daily basis.

Essential Functions

It does not imply that this position performs all of the duties listed, nor does it necessarily list all possible duties that may be assigned.)· Perform a variety of tasks involving manual labor including overhead lifting of items greater in weight than 75 pounds.· Possess fine motor skills and manual dexterity· Effectively operate power tools and hand tools· Access attics and crawl space foundations· Ability to climb a ladder· Maintain a clean job site: pick up all tools and equipment· Ensure that proper safety practices are followed.· Complete all paperwork accurately and timely· Ability to legally operate a vehicle to travel from job site to job site.· Ability to handle hazardous materials· Ability to work in conditions that include inclement weather, heat, humidity and tight access spaces· Ability to use electronic tools such as SmartPhone apps to update project information.Knowledge, Skills and Abilities· Strong ability to manage projects with multiple tasks and assignments.· Ability to maintain impeccable records and detailed documentation on each project· Knowledge of current residential construction codes and their application.· Ability to build rapport with customers and inspectors.· Knowledge of acceptable and typical construction techniques including footers and foundations, framing, drywall, plumbing, electrical, and HVAC.· Ability to identify and raise issues with quality and workmanship by contractors in any Phase of construction· Knowledge of construction phases and proper order of activities· Ability to work from a list and interpret written instructions· Ability to create lists of incomplete tasks and Phases· Advanced skill in the care and safe and proper use of power tools and hand tools.· General knowledge of OSHA jobsite requirements.· Ability to effectively communicate both orally and in writing· Ability to adapt to changing work priorities and frequent interruptions without losing composure.· Ability to work with people of diverse backgrounds and experienceEducation, Training and Experience· High School Graduate or GEDSeven years hands-on experience in residential construction as a Superintendent or Project Manager.
