The State of New York Mortgage Agency (SONYMA) is one of several HCR agencies. SONYMA’s programs provide mortgage financing to assist low- to moderate-income, first-time homebuyers in the purchase of a one-to-four-unit residences that are required to meet eligibility criteria established by the Agency and by applicable Federal law. This position will report to the Single Family Programs unit of SONYMA. The Single Family unit reports to HCR’s Homeownership and Community Development.
Responsibilities:
Monitor and maintain the status of the Agency's delinquent loans and loans which have been placed in foreclosure by ensuring that the Servicer's monthly reports are submitted in a timely manner and are reconciled with the Agency's records. Review information provided by the Servicer to ensure that seriously delinquent loans move through the foreclosure process accurately and timely. Follow-up with the Servicer on a regular basis, in order to monitor the proper handling of these loans and to ensure that the Servicer is following SONYMA guidelines.
Prepare, on a regular basis, system reports for review, to ensure accuracy of any system data changes/updates of loan data for loans placed into foreclosure and transfer loans to the appropriate status.
Prepare, on a regular basis, system reports for review, to ensure accuracy of any system data changes/updates of loan data for loans in a delinquency or bankruptcy status.
Research recording information and review/prepare satisfactions for aged pay-offs.
Review and approve payment plans/Loan Modifications submitted by Servicers and update the system accordingly.
Assist in the supervision of staff to ensure that all functions related to the approval of final Mortgage Assistance Program (MAP), Closing Cost Assistance (CCAL), and Down Payment Assistance (DPAL) recapture requests are completed timely and accurately. Ensure timely submission of MAP, CCAL, and DPAL payoff checks for processing.
Assist in the supervision of staff to ensure that all functions related to Satisfactions of Mortgage (including interacting with Mortgage Accounting Department and copying and mailing of discharge documents on satisfied loans) are completed timely and accurately.
Assist in the supervision of staff to ensure that all functions related to monitoring and maintenance of the Owned Real Estate portfolio are completed timely and accurately. These tasks include overseeing marketing of the properties, reviewing sale contracts, and working closely with the Servicer, with regard to filing primary and pool insurance. Prepare the final accounting for reconciliation by Accounting Department.
Oversee the generation of monthly reports for the AVP/Mortgage Servicing, or senior management, as necessary, in order to summarize mortgage loan portfolios.
Assist with the preparation of the appropriate portions of the official statement for bond transactions.
Assist with the preparation of the monthly Arrearage Report for senior management.
Generate correspondence and memorandums to Accounting Department and to the Servicer.
Complete any other function, within reason, as may be requested by the AVP/Mortgage Servicing or senior management.
Requirements/Qualifications:
The requirements listed below are representative of the knowledge, skill, and/or ability required for this position:
5+ years successful experience in mortgage loan servicing;
Possess a thorough knowledge of the New York State foreclosure and REO processes;
Familiarity of New York State real estate contracts and closing documentation; and
Ability to work effectively under pressure.
Organizational skills to manage multiple accounts simultaneously;
Ability to work independently with minimal supervision;
Proficient in MS Excel and MS Word;
Excellent verbal and written communication skills; and
Strong analytical skills and attention to detail.
