Position Description Summary:
The Development Manager for Falcone Group will oversee all land development activities for both single-family and multifamily apartment communities, ensuring that communities are built on time, within budget, and to the highest quality standards. This role is critical in planning, coordinating, and managing all phases of land development, from origination & acquisition through the entitlement, permitting, and construction phases to ultimately deliver finished lots for home construction. The Development Manager will work closely with internal underwriting and construction teams, third-party consultants, local government entities and jurisdiction authorities, and contractors to successfully deliver residential communities. Responsibilities Project Planning & Budgeting: Lead feasibility studies, site evaluations, and due diligence processes for prospective land acquisitions. Develop and manage project budgets, timelines, and resource allocations, ensuring alignment with corporate objectives. Coordinate with finance / underwriting and construction teams to prepare cost estimates, evaluate financial performance, and track project expenditures. Entitlement & Permitting: Work with local government entities, applicable regulatory agencies / jurisdictional authorities to obtain necessary entitlements, approvals, and permits. Oversee the preparation and submission of development plans, zoning applications, and environmental assessments. Ensure compliance with all applicable codes, ordinances, and regulatory requirements. Project Management & Construction Oversight: Qualify sitework contractors and other third-parties. Qualify proposals and bids and negotiate contracts & agreements with sitework contractors and other third-parties. Manage contractors and consultants to complete site preparation, grading, utility installation, and road construction. Process requisite paperwork and oversee inspections associated with authorities having jurisdiction and applicable agencies. Monitor project progress, addressing any issues or delays, and implementing solutions to maintain schedules. Cross-Functional Collaboration: Collaborate closely with land acquisition, design, construction, sales, and marketing teams to align development with overall project goals. Communicate project status, risks, and opportunities with senior leadership to support strategic decision-making. Stakeholder & Community Relations: Build and maintain relationships with government officials, community organizations, and other stakeholders. Represent the company in public hearings, community meetings, and other forums as needed. Reporting & Documentation: Maintain detailed records of project activities, decisions, approvals and budgets Provide regular status updates, progress reports, and financial summaries to senior management. Qualifications: Experience: 5+ years' experience in land development, construction management, or real estate development, preferably within the residential homebuilding industry. Proficiency in project management software and CAD.
