Job Description:
Director of Land Development will lead and overseeing all aspects of land development through entitlement, and construction processes for all residential projects.
This position requires a person with successful land development experience, strong leadership skills, and a deep understanding of the residential homebuilding.
Responsibilities:
Strategic Planning: Develop and implement comprehensive land development strategies aligned with the company's growth objectives and market opportunities.
Entitlement and Permitting: Lead the entitlement process for new residential developments, including zoning approvals, permitting, environmental assessments, and regulatory compliance.
Financial Management: Oversee budgeting, forecasting, and financial analysis for land development projects, ensuring profitability and cost-effectiveness throughout the development lifecycle.
Project Management: Direct and coordinate all aspects of land development projects, including site planning, engineering design, infrastructure construction, and landscaping through construction phase handoff.
Team Leadership: Recruit, develop, and mentor a high-performing land development team, providing guidance, support, and leadership to achieve departmental goals and objectives.
Requirements Proven track record of successful land acquisitions, entitlements, and development projects. Strong leadership abilities with the capacity to inspire and motivate cross-functional teams. Excellent communication and interpersonal skills, with the ability to effectively interact with internal and external stakeholders. In-depth knowledge of land use regulations, zoning ordinances, and permitting processes. Strategic thinker with the ability to analyze market trends, evaluate risks, and make informed decisions. Excellent understanding and practice working in legal aspects such as contracts, easements, property rights, and zoning & permitting. Strong financial acumen with proficiency in financial modeling and forecasting. Proficiency in project management software, financial modeling, and Microsoft Office Suite.
Required Education/Experience: Minimum of 10 years of progressive experience in land development, preferably in the residential real estate industry. Bachelor’s degree in civil engineering, urban planning, real estate development, or related field required – or – significant years of experience exhibiting successful land development experience.
