We are seeking a dynamic
Assistant Property Manager
to join the team at our successful property management company in Cumberland, MD. The Assistant Property Manager is responsible for directly managing all aspects of their assigned residential properties. As a successful Assistant Property Manager, your goals are to maintain high occupancy rates, maximize profitability, and maintain a high level of satisfaction for both the property owner and tenant. Responsibilities
Ensure that all lease files are accurate, complete, and organizedOngoing visiting homes for vacant property inspections, take phots and perform occupancy checksFollow all Equal Housing Opportunity guidelines, local laws, and company policiesAccept application fees and security deposit payments from future residents and follow procedure regarding documentation and storage of paymentsManage all aspects of assigned properties and client baseSource and build relationships with prospective clients to expand business opportunitiesAccomplishes financial objectives by collecting rents; paying bills; forecasting requirements; scheduling expenditures; analyzing variances; initiating corrective action.Maintains properties by investigating and resolving tenant complaints; enforcing rules of occupancy; inspecting units and completing repairs; planning turnovers; contracting with vendorsExpand properties managed by prospecting for owners to manage properties on their behalf. Create and negotiate property management agreements.Contracts with tenants by creating and negotiating leases; collecting rent and security deposit.Secures properties by establishing and enforcing precautionary policies and procedures; responding to emergencies.Prepares reports and presentations by collecting, analyzing, and summarizing data and trends.Updates job knowledge by participating in educational opportunities; reading professional publications; maintaining personal networks; participating in professional organizations.Accomplishes organization goals by accepting ownership for new and different requests; exploring opportunities to add value and increase productivity.Prerequisites:
Must possess a valid driver's license, personal cell phone, and automobileOn-call, after-hours support as needed; availability to show properties on evenings and 1 weekend day as neededMust have and maintain an active real estate license in the state in which the applicant is applyingProvide recommendations to the leadership for modifications to any area of the operating program in order to improve the overall experienceMaintain a positive and professional relationship with tenants and staffProvide outstanding customer service for customers and clientsInput service requests in accordance with company standardsCommunicate policies and proceduresCreate leases, owner agreements and other legal documents as neededAdvertise vacant propertiesShow properties to prospective tenants and inform them of all available amenitiesHold open housesQualify prospective tenants using background checks and referencesAccept rental payments and provide receiptsRespond to tenant inquiriesMaintain deep knowledge of the local market and housing trendsNegotiate leasing terms and close dealsInspect properties on a regular basis and schedule necessary maintenance/repairsProvide administrative support and other duties as assignedFollow all Equal Housing Opportunity guidelines, local laws, and company policiesQualifications
Proven working experience in property managementUp-to-date on the local real estate marketExcellent communication, negotiation, and sales skillsExperience with property management software preferred
$40,000 - $45,000 yearly
Compensation: $43,000.00 - $45,000.00 per year
