Job DescriptionProcess and manage master agreements, consultant contracts and work ordersProcess zoning and required entitlement applicationsCoordinate required start-up permit packages needed for site constructionCoordinate close-out packages for Certificates of CompletionProcess utility company applications and agreementsManage land department share drive and project filingCode and process vendor and contractor pay applications for Land project managers approvalProcess and manage PlatsProduce and manage check requestsManage lien release process in accordance with company's finance policyManage accounts payable for compliance with contracted workManage Change order process and accounted for in development budgetsInteract daily with various departments of company, field personnel, site contractors, subcontractors, field consultants, site engineers, Homeowners Associations and jurisdictional agency representativesManage vendor insurance requirements per company policySupport Land team in day-to-day operationsKnowledge and Skills:
Knowledge of residential site construction practicesKnowledge of Microsoft Word, Excel, Outlook, and ProjectExcellent communication skillsAbility to explain complex issues to others in a manner easily understood by both associates in the industry and customers with limited knowledge of construction processes or terminologyOutstanding customer service skillsStrong interpersonal skills; ability to interface with all levels within the organization, dissatisfied customers, outside vendors, subcontractors, and laborersExcellent problem/conflict resolution skills, ability to handle and diffuse difficult situations and customer concerns in a positive mannerHigh degree of professionalism, tact and ability to influence othersMust exercise sound judgmentAbility to prioritize projects, work against deadlines and organize work flow with multiple interruptionsHigh degree of integrityAnalytical with ability to give, receive, and analyze information in order to make effective decisions under pressure, in a high-volume fast paced environmentOrganized, with ability to prioritize multiple projects and workflow of department to meet deadlines, often with frequent interruptions and changing circumstances.Takes initiative and works with minimal oversight; proactively addresses problems with regards to work product, process and personnelKnowledge of Project Entitlements (Land Uses, Zoning, PSP', etc.)Education:
High School Diploma or equivalent. College degree Business Management, preferred
Experience:
2- 5 years of subdivision infrastructure construction experience.2-5 years of project administration or office management.Degree in Construction Management may be substituted for up to 4 years of experience
Physical Requirements:
This is primarily a sedentary position. May be required to occasionally bend, stoop, reach, lift, move and carry office materials and supplies weighing 25 pounds or less. Finger dexterity is required to operate a computer keyboard. This position requires public contact, as such, appropriate business apparel and professional appearance is expected.
Travel Requirements:
Occasional travel may be required. Employees will be reimbursed for using their own vehicle in the course of the job at the federal mileage rate in effect at the time.
