Carrols Restaurant Group, headquartered in Syracuse, NY, is a subsidiary of Burger King Corporation. and we are currently recruiting for a
Real Estate Manager
to join our team.
The
Real Estate
Manager will manage Company's Real Estate Program to ensure maximum return and profitability.
Summary of Key Job Responsibilities:
• Understand market potential for new units in assigned territory.
• Study and select potential sites for unit development. Initiate Burger King Corporation's target reservation area process in order to secure trade areas within the Burger King system.
• Negotiate terms and conditions for site acquisition consistent with or exceeding company standards.
• Determine terms and conditions of purchase agreements, work with Legal Department in preparation of Agreements and negotiate terms to secure maximum benefit to company.
• Recruit and retain engineers, architects, contractors, consultants and other outside resources required for site development, planning and proposed construction.
• Obtain proper approvals for site, site plan, proposal package, and site location.
• Prepare and present site development plan to Real Estate Committee for approval and make adjustments as recommended.
• Manage and direct zoning approval process to obtain required building and other permits.
• Communicate with Burger King Corporation regarding real estate plans and secure proper approval.
• Assist with projects regarding lease modification, landlord relations, property taxes, disposable property, acquisitions, market protection and other Real Estate projects as needed.
• Initiate and/or assist with enhancements to units to improve signage, parking, accessibility and visibility of individual units.
• Enhance communication and relations with Burger King Development managers to increase development opportunities and to protect existing markets
• Other duties as assigned.
Education & Experience:
• Bachelor's degree required.
• 3+ years experience managing commercial real estate projects required.
• In-depth knowledge of commercial real estate including commercial construction, engineering cycles, and architecture required.
• Thorough knowledge of commercial real estate procedures and strategies including understanding of real estate estimation, taxes, lease and contract terms, land planning, site evaluation, construction, space analysis, and market survey techniques required.
• Working understanding of accounting, law, finance, and budget system required.
