Regional Franchise Real Estate Manager

The Regional Franchise Real Estate Manager will provide site selection and deal making expertise and guidance to our franchisees. Working with the VP of Development Services, this individual will create and implement a strategic plan for the assigned region, driving profitable growth for our franchisees and brand.
JOB RESPONSIBILITIES
Develop and manage market plans for your region to maximize development opportunities and optimize profitable new unit growth.Work alongside Franchisees and brokers to identify, negotiate and secure real estate sites.Establish and maintain landlord relationships with brand education and review their available sites for possible securing as well as connecting landlords with Franchisees where sites are available.Review letters of intent and leases.Create and present site acceptance packages at Development Steering Committee.Oversee and deliver annual net new unit targets; track and forecast the new unit pipeline using critical milestones and deliverables.Track with franchisees their broker performance and assist in securing replacement brokers as needed.Utilize, manage, optimize, review, and maintain market plans in the SiteWise software platform. Consistently use tools to update and optimize development plans, including identifying new markets for growth.Create and maintain mapping templates in SiteWise for Development Steering Committee presentations and site approval packages.Manage relationships with existing franchisees and support their expansion plans.Communicate cross-functionally with other departments and leadership levels as needed for approvals and lifecycle coordination.REQUIRED QUALIFICATIONS / EXPERIENCE
Bachelor of Science Degree in Real Estate, Architecture, Construction Management, or other related discipline required3 - 5 years of experience in the commercial real estate industry facilitating transactions for a large national brand; retail or fitness experience is a plusExperience using real estate analytics mapping software requiredExperience and proficiency in real estate knowledge required to perform in the role, including deal negotiation, lease review, multi-unit development, networking, contract management, site analysis, and project managementComprehensive understanding of all construction/lease/ landlord related contracts and commitments, including LOI and Landlord work-letterKnowledge of development analysis, real estate, market planning, development scheduling, and general financial analysisPossess self-motivation, business acumen, in depth analytical skills, strong detail orientation, and execution skills necessary to efficiently and effectively complete and manage projects.Strong oral and written communication skillsCertification in real estate is a plus.Must be able to travelTRAVEL REQUIREMENTS
Approximately 40% travel is required
