Associate Development Manager

The Associate Development Manager (ADM) is responsible for partnering with a Development Manager (DM) to manage the development process for assigned projects as part of the Chick-fil-A (CFA) Strategic Reinvestment Program. This includes remodels and/or new construction of both Free-Standing units and In-Line units. The person in this role works closely with Real Estate, Legal, Operator, and CFA Program Leads, as well as outside professionals and vendors.
ResponsibilitiesWork closely with DM, CFA Real Estate, and Design staff to provide input during the development phase of each assigned projectPartner with DM to manage outsourced partners, surveyors, sign vendors and geotechnical/environmental partners in conducting due diligence on proposed reinvestment projectsPartner with DM to manage civil engineers, architects, sign vendors, traffic consultants, land use attorneys, etc. through the project approvals processCollaborate with CFA Real Estate and development team on development tasks:Additional land due diligence, ROE coordination, Critical DatesLease Amendments, impacts to SOW, impacts to CSD (construction start date)Easement coordination (new, abandoned, modified, etc.)Parking agreements
Review due diligence deliverables with DM and track action itemsManage utility coordination checklist with responsible vendorsManage utility information requests to CFA OperatorsManage FEQ (Facilities & Equipment) SOW requestsManage PCR (Preliminary Cost Report) requests with GC partnersPartner with DM on documentation, reporting and communication of Operator plan reviewsPartner with DM to maintain schedule projections for construction readiness through all stages of the development processPartner with DM to manage project transition to Construction SPM
Minimum QualificationsFour-year undergraduate degree in Engineering, Building Construction, Architecture, or B.B.A. with major in Real Estate or related degree preferred3-7 years project management responsibilities in a similar or related retail construction businessStrong track record of leadership and inspiring others to accomplish missionsAbility to manage multiple projectsProficiency in reading and understanding architectural, structural, mechanical, electrical, and civil engineering documentsProficiency in reading and understanding legal, real estate, and jurisdictional ordinances and documentsProficiency in Smartsheet preferredAbility to read, understand and improve development process documentsDesire to recognize and take initiativeSelf-motivated to constantly and continuously improve
Travel Requirements10-25%
