Our client is a real estate investment firm with a long-standing presence in Boston. They are seeking an
Acquisitions Analyst
to join their team.Salary/Hourly Rate:$77k - $82k plus 20% BonusPosition Overview:The Acquisitions Analyst will be part of the team that oversees the expansion of the real estate investment portfolio in the U.S. This Acquisitions Analyst will analyze new acquisitions and evaluate value-add, core acquisitions, and development opportunities.Responsibilities of the Acquisitions Analyst:
Underwrite acquisition and development opportunities.
Prepare accurate and thorough materials for investment committee review.
Coordinate, collect, and compile financial analysis and due diligence materials.
Respond to requests from the investment committee, brokers, lenders, and the buyer or seller.
Review all due diligence materials and present findings to Senior Management.
Ensure legal documents are consistent with business intent.
Support asset management functions, including credit and capital committees.
Review property-level operational budgets and provide economic lease analysis for new tenants and lease renewals.
Assist in updating valuations of existing assets quarterly to track investment performance.
Reprojection modeling, AFRE, credit analysis, and underwriting comparisons.
Perform sell-hold analysis and rate of return.
Conduct waterfall analysis.
Perform thorough research of select markets utilizing various databases.
Maintain proprietary market reports and the internal database of property sales and lease comparisons for target markets.
Qualifications for the Acquisitions Analyst:
1 - 2+ years of real estate analysis - cash flow modeling, property-level financial statements, and basic accounting required.
Strong Argus Experience required.
Strong analytical and computer skills; advanced aptitude in Excel is required.·
Strong research, interpretation, and quantitative skills.·
Computer skills in databases, online applications, and Microsoft Office Suite.
Operates efficiently in a work environment with tight deadlines.
Ability to work independently and effectively in a changing, fast-paced environment.·
Ability to prioritize and meet schedules and deadlines.
Possess effective interpersonal, written, and oral communication skills.
Education Requirements:
Bachelor’s degree in Finance, Economics, or Business is required.
