Construction Administrator.Our Client is an award winning and collaborative architecture and design firm dedicated to advancing design quality and social and environmental health. The firm’s work includes architectural design, community planning, real estate development, and facility management. Clients include public school districts, public and private colleges and universities, state and federal agencies, providers of affordable housing and special needs housing, individuals, municipalities, and community and non-profit groups.JOB DESCRIPTIONThe Construction Administrator is responsible for performing the day-to-day construction administration, quality control, and inspection activities on assigned projects. This role is responsible for fulfilling, under the direct management of firm principals, all the architect's contractual responsibilities during the construction phase of the work. This person is equally responsible to respect and promote the leadership of the Project Architect assigned to each project and to protect and promote design quality.RESPONSIBILITIESConstruction Administration is a design activity. Look ahead and anticipate the quality of the work as it moves from drawings and specifications into construction to achieve the best possible design and technical quality for the project.Represent the firm with the best professional standards of kindness, fairness, and care for the project, the client, the contractor, and contractor’s laborers. Treat all with respect and be supportive of their work.Be supportive of the contractors but ensure all the work and practices are meeting the contract requirements for construction and quality.Respond in a timely and contractually correct manner to all issues and documents. Communicate in a strategic and formal manner, obtaining principal reviews on all contractual and design-critical issues and required clarifications.Protect all sensitive and/or confidential information and documents.The Project Manager and/or Architect is the design leader of the project. Foster and support this design leadership, obtaining their input and review on all design-related issues, making their leadership clear to the contractor, and including them in the day-to-day work of construction administration.Conduct on-site observations and inspections.Coordinate and schedule engineering and other special consultants’ reviews of the work. Receive and publish their field reports as attachments to Architect’s field report. Compose and issue accurate Field Reports and other ConstructionCommunications in compliance with the firm’s construction administration procedures.Respond to Requests for Information including coordination and management of consultant input. Review with Project Manager/Architect as noted above.Review and process Submittals. Review with Project Manager/Architect as noted above. Maintain an open issues log. Utilize log to capture and follow up on any open issues identified during site visits and other construction administration activities.Maintain all logs, detailed project information, and files in compliance with firm standards.Be a teacher for the architectural team members about construction materials, methods, coordination of work, and contractual responsibilities.Complete design/construction quality control reviews on projects and in discussions with architectural team members.Update and improve the firm’s project specifications and detailing by capturing and communicating lessons learned and updating standard specifications and details.REQUIREMENTSAccredited degree in architecture or related fieldFive years of experience leading construction administration and leading architectural projects during construction.Experience in construction-related fields or activities valuable but not required.Advanced knowledge of construction systems and details.Advanced knowledge of civil, structural, mechanical, electrical engineering systems.Strong organizational skills.Ability to comprehend, interpret, and apply building and zoning codes and inspect for compliance.Excellent analytical and research skills.Strong skills in Microsoft Office Suite applications (Word, Excel, PowerPoint) and all other office collaboration software.Strong writing, specifically technical writing, and communication skills.Strong interpersonal skills and ability to participate in and lead group discussions.Advanced ability to understand priorities, manage time, and manage multiple tasks and schedules.Exhibit strong leadership ability balanced with a desire to serve the public good.All applicants must be legally authorized to work in the United States without sponsorship and must already possess long-term work authorization.
