CCI is a nationwide full-service real estate platform focused on acquisition, asset management, property management, and development. Our current property portfolio consists of around 8,000 apartments and townhomes, with a focus on providing affordable housing for seniors and persons with disabilities. We also own and manage a diverse and growing portfolio of other real estate assets covering traditional multifamily rentals, office, and light industrial uses. CCI employs around 400 Teammates in 30 states across the country - and we are growing!

About You:

The Controller is responsible for overseeing the financial operations of our diverse portfolio of properties, with aspecial focus on managing affordable housing for seniors. This role is critical in ensuring the financial integrityof our organization and maintaining compliance with HUD, GAAP, and other regulatory standards.

As the Controller, you will lead a team of accounting professionals and oversee all financial operations acrossmultiple regions, ensuring consistency in accounting policies, procedures, and internal controls. You willmanage the month and year-end close process, portfolio audits, tax returns, and debt management systems,all while utilizing our Property Management Accounting Software (currently Yardi) to streamline financial datamanagement. A deep understanding of accounting principles, particularly as they relate to real estate andproperty management, is essential to succeed in this role.

You are a strategic thinker who can navigate the complexities of portfolio management, industry financialregulations, and audit compliance. You are comfortable leading teams and processes from a distance andacross different regions, ensuring that all financial operations align with CCI's standards. You will collaboratewith other departments to address system and workflow challenges, implementing innovative, industry-leadingsolutions that drive efficiency and protect company assets.

A key part of your role will be to deliver industry-standard financial reporting packages to third-party clients,requiring a strong understanding of customer expectations and excellent communication skills. You will clearlyconvey complex financial data in actionable terms to ensure all stakeholders, both internal and external,understand the portfolio's financial health, while developing and implementing policies and procedures thatsupport accurate and timely third-party reporting.

In addition to managing day-to-day financial operations, you will play a strategic role in guiding the accountingdepartment to align with CCI's broader goals. You'll project future staffing and system needs, positioning thedepartment to scale with the company's growth. Your leadership will ensure the accounting team operates inan environment of trust, collaboration, and productivity. You are expected to think strategically about the long term success and risk profile of the department and company, contributing to high-level discussions andhelping to shape the future of the business.

Key Responsibilities:

Leadership and ManagementProvide leadership and guidance to the property management accounting team, ensuring alignment ofgoals, adherence to best practices, and continuous professional development.Lead and manage a group of Regional Accounting Managers, with indirect responsibility for all portfolioaccounting staff.Lead by example, displaying a strong commitment to CCI's overall goals and business objectives andacting in line with our CCI Credo commitments to integrity, top-notch communication and excellenceacross all our business activities.Build strong relationships with your team as well as a variety of internal and external stakeholders,continuing to enhance CCI's reputation as a leading property owner/operator and employer of choice.Foster a culture of personal responsibility and ownership, where every team member understands howtheir role supports our overall strategy for the properties we manage and achievement of our specificperformance goals.As a key people manager within the organization, you will recruit, onboard, train, coach, support andmanage your staff to achieve their full potential.Responsible for identifying and stretching top performers as they develop their careers. You will alsodeal swiftly, firmly and compassionately with team member performance that does not live up to ourhigh standards.Portfolio Operations

Develop, implement, and maintain financial controls and guidelines across all properties.Standardize accounting policies, practices, and procedures to ensure consistency and efficiency acrossthe portfolio.Enforce internal controls to safeguard company assets and ensure compliance with established policiesand procedures.Administer and manage user access to bank and lender online systems, ensuring proper permissions,security compliance, and timely updates as needed.Ensure adherence to GAAP, HUD, lender, and investor/owner standards. To include ensuringcompliance with local, state, and federal financial regulations and reporting requirements.Oversee the month-end and year-end close process, ensuring timely and accurate completion.Develop monthly, quarterly, and annual financial reporting packages for owners, ensuring reports meetmarket expectations and align with client requirements.Coordinating with CPA's, lead annual property financial audits and tax return filings.Identify financial trends and provide actionable insights to improve property and departmentalperformance.Use our Property Management Accounting software (currently Yardi) to manage, analyze, and reportfinancial data.Prepare accurate and timely financial reports, covering AP/AR, financial analysis, property tax, andfixed asset reporting.Oversee portfolio debt management systems and approve surplus and excess cash calculations.Lead the onboarding and disposal of assets within financial management systems.Identify and address systems, process, and workflow challenges, collaborating with internaldepartments and external partners to implement innovative solutions.Monitor the cash position of managed properties and collaborate with the regional propertymanagement team to implement balanced cash flow and budget plans.Work closely with the Regional VP's and Regional Managers to support development of a cash plan forall major works as well as a long-term capital plan for each asset.Communicate effectively and coordinate financial activities across CCI teams.Department Operations

Collaborate with VP of Accounting to drive organizational initiatives, conduct root-cause analyses, anddesign policies, procedures, and training programs.Oversee and support the accounting team with dynamic leadership, fostering a productive and trust driven work environment.Set clear expectations for responsiveness and ensure they are consistently met. Foster a collaborativeculture by encouraging engagement within the accounting team, the broader property managementdepartment, and across all CCI operations.Ensure that all team members are aware of and adhering to the expected quality and timeliness ofteammate, leadership and partner interactions.General Requirements

Required Skills & Experience
