Associate - Underwriting GID
Position can be based out of the Boston, Atlanta, or Dallas Corporate Office
GID, a privately held real estate firm founded in 1960 with over 1,250 employees, has a 30+ year track record managing third-party capital. The firm develops, owns and/or operates a diverse portfolio across over 30 U.S. markets, primarily focused on Multifamily, Industrial, Mixed-Use and Credit. With corporate offices in Atlanta, Boston, Dallas, Dubai, London, New York and San Francisco, GID's private equity and debt verticals are supported by Windsor Communities, a vertically integrated operating platform.
The Associate is responsible for assisting the Vice President and GID's Regional Acquisition teams in the preparation of detailed operating budgets of potential multifamily property transactions. Target transactions include the acquisition of stabilized, lease-up, and development assets as well as portfolios of assets. This person must be able to manage multiple projects and adhere to completion timelines. This person will get exposure to the senior leadership in Windsor Property Management, Acquisitions, Strategic Acquisitions, Portfolio Management, Asset Management and GID's Strategy and Business Intelligence team. Responsibilities:
Underwriting potential acquisition targets, utilizing a Microsoft Excel based model; Argus Enterprise experience is a plusThe underwriting analysis process may include, but is not limited to, the following activitiesReviewing P&L statements, rent rolls, researching and analyzing demographic, economic, and real estate market data to recognize market trends to support all underwriting assumptions.Preparing detailed rent comparison analysisWorking closely with the Property Operations Group to produce a zero-based operating budgetAssisting with the lease audit during due diligenceAssisting with the standardization of the underwriting process by product type and market & updating as neededAssisting with the creation of reporting to better understand and improve performanceParticipate in various analytical projects required in the Acquisitions DepartmentWorking with Portfolio Management and Asset Management to analyze JV Development buyouts and Hold/Sale decisionsIf required, attend various meetings such as the Acquisition Kickoff meetings, Investment Committee meetings and other such meetings that include a discussion of underwriting of the property budgetQualifications:
3 to 6 years of real estate related experienceComputer proficiency in MS Office (Excel, Word, Outlook, TEAMS)Bachelor's degree (BA/BS) from an accredited four-year college or university
