Job Overview: The Vice President of Purchasing will be responsible for leading and managing all procurement activities to support Park Square Home's homebuilding projects. This role includes developing and executing purchasing strategies, building and maintaining vendor relationships, managing cost controls, and ensuring compliance with quality standards. The VP of Purchasing will collaborate with key departments to align procurement efforts with project timelines, financial targets, and company values of quality, efficiency, and sustainability. Key Responsibilities: 1. Strategic Planning and Leadership Develop a comprehensive purchasing strategy to optimize cost efficiency and material quality. Drive budget planning, cost forecasting, and establish KPIs to align with the company's growth objectives. Lead, mentor, and develop a team of purchasing professionals, ensuring high performance and growth. 2. Vendor Relations and Negotiation Establish and maintain strong vendor partnerships to secure quality materials at favorable terms. Negotiate contracts, pricing, and terms to optimize value and reduce project costs. Oversee the vendor qualification process to ensure compliance with industry and company standards. 3. Cost Management and Budget Control Implement rigorous cost controls, including monitoring and analysis of purchasing expenditures. Collaborate with finance to maintain accurate cost data and achieve budget adherence. Identify cost-saving opportunities without compromising quality or timelines. 4. Supply Chain Optimization Work cross-departmentally to forecast material needs and streamline inventory management. Manage the end-to-end supply chain, reducing lead times and optimizing delivery schedules. Oversee logistics to support efficient project execution, aligning purchasing with construction schedules. 5. Compliance and Quality Assurance Ensure all purchased materials meet safety, quality, and regulatory standards. Oversee supplier performance through audits and quality checks, implementing corrective actions as needed. Develop and enforce sustainable practices within the procurement process. 6. Process Improvement and Reporting Establish metrics and reporting systems to track purchasing performance and highlight areas for improvement; use lean methodologies to assess root cause, drive continuous improvement in process flows, and contribute to value engineering. Leverage technology to streamline procurement operations, including ERP and inventory management software. Stay informed of market trends to anticipate material costs and adjust strategies proactively. Skills and Competencies: Strategic Procurement Expertise: Advanced knowledge of purchasing and supply chain management, with a focus on the homebuilding industry. Negotiation Skills: Strong negotiation abilities to secure cost-effective contracts and favorable terms with vendors. Financial Acumen: Ability to interpret complex budgets, manage cost forecasting, and implement effective cost-control measures. Analytical and Problem-Solving Skills: Proficiency in data analysis for informed decision-making and process improvement. Leadership and Team Development: Proven track record in leading and developing high-performing teams. Cross-Functional Collaboration: Skilled in working with multiple departments, such as construction, design, and finance, to meet shared objectives. Technical Proficiency: Proficiency in procurement software, ERP systems, and advanced Excel functions. Excellent Communication Skills: Strong written and verbal communication skills for effective vendor and internal communication. Qualifications : Bachelor’s degree; MBA preferred. Minimum of 10 years of experience in purchasing or supply chain, with at least 5 years in a senior leadership role within residential construction or homebuilding. Strong knowledge of vendor management, contract administration, and industry standards. Proven ability to implement cost-saving initiatives without compromising on quality. Demonstrated experience with ERP systems and inventory management software. Physical Requirements: Ability to work in an office setting, with occasional travel to job sites and supplier locations. Capability to lift and carry materials or documents up to 25 pounds as needed. Prolonged periods of sitting, standing, and computer use. Ability to conduct on-site inspections, including walking through construction areas with uneven terrain.
