Position Overview: We are seeking a versatile and detail-oriented Construction Project Manager – Special Projects to lead and manage a variety of unique and high-priority construction initiatives. This role requires expertise in handling non-standard or fast-paced projects, such as renovations, tenant improvements, or specialty builds. The ideal candidate will oversee all aspects of project planning and execution while ensuring quality, budget, and timeline objectives are met. Key Responsibilities: Project Planning and Coordination: Develop comprehensive project plans, schedules, and budgets tailored to the unique requirements of special projects. Collaborate with clients, architects, engineers, and subcontractors to define project scope and deliverables. Coordinate permits, inspections, and other regulatory requirements to ensure project compliance. Construction Management: Oversee all phases of special projects, ensuring they meet design specifications and quality standards. Manage on-site activities, monitor progress, and address issues to maintain project timelines. Coordinate with subcontractors and suppliers to secure necessary resources and ensure timely delivery. Budget and Cost Control: Monitor project budgets, track expenditures, and process change orders as needed. Identify cost-saving opportunities without compromising quality or project objectives. Provide accurate financial reports and forecasts to stakeholders. Client and Stakeholder Engagement: Serve as the primary point of contact for clients, providing regular updates and managing expectations. Foster strong relationships with clients and stakeholders to ensure satisfaction and repeat business. Lead meetings to communicate project status, address challenges, and outline next steps. Quality Assurance: Ensure all work meets design intent, company standards, and client expectations. Conduct regular site visits to inspect work progress, quality, and compliance. Address punch list items and manage project closeout procedures. Safety and Risk Management: Promote and enforce job site safety, ensuring compliance with OSHA and company policies. Proactively identify and mitigate project risks to avoid delays or cost overruns. Investigate and resolve any safety incidents or quality concerns promptly. Qualifications: Education: Bachelor’s degree in construction management, engineering, architecture, or a related field. Equivalent experience may be considered. Experience: 3 years of experience in construction project management, with a focus on special projects such as tenant improvements, renovations, or unique builds. Proven ability to manage multiple fast-paced projects simultaneously. Skills: Proficiency in project management software (e.g., Procore, Microsoft Project, Bluebeam). Strong understanding of construction processes, materials, and building codes. Exceptional organizational, problem-solving, and leadership skills. Certifications: PMP, LEED, or other relevant certifications are a plus.
