Job Summary
This position reports directly to the Senior Vice President of Operations. The Director of Operations provides the leadership, management, and vision necessary to ensure that NPI has the proper operational controls, reporting procedures, and personnel in place to effectively maintain the facility and to ensure operating efficiency. This position will be responsible for daily management and oversight of the Maintenance & Operation Departments. Prepares the annual budget for Maintenance & Operations, Trade Labor, Housekeeping, Landscaping, Engineering and Utilities units. Maintains daily contacts and relationships with in-house trade labor as well as contracted service providers. Supports the implementation of sustainability programs across the organization or on various projects throughout the organization.
Key Duties And Responsibilities Provides daily management oversight of the Maintenance & Operations teams, Trade Forepersons, and contracted labor. Prepares the annual budget for Maintenance & Operations, and contracted labor. Maintains and updates Maintenance & Operations, Trade Labor, and contracted labor budgets. Maintains daily contact and relationships with Maintenance & Operation Departments and contracted service providers, ensures the accuracy of monthly contracted expenses and reconciles monthly contracted invoices. Organizes and oversees the work and schedules of departmental managers. Implements policies and procedures that will improve day-to-day operations. Ensures work environments are adequate and safe. Establishes quantitative and qualitative metrics, guidelines, and standards by which the departments efficiency and effectiveness can be evaluated; identifies opportunities for improvement. Participates in the training of departmental managers. Coordinates payroll with trade forepersons and the People & Culture department. Coordinates Maintenance & Operations personnel requests and collaborates with People and Culture to fill budgeted positions. Assist the Senior Vice President of Operations in tracking insurance claims for building, equipment, and vehicle damage and ensure that repairs are made to damaged property. Direct and implement sustainability programs across the organization or on various projects throughout the organization. Advise NPI on how to minimize our impact on the environment and, in some cases, oversee the delivery of impact reduction strategies. Develop and measure the success of the schemes for waste management, renewable energy, recycling, and pollution reduction and prevention. Prepare reports on sustainability achievements. Projects a positive image of the organization to employees, customers, industry, and community. Supports the mission of Navy Pier and upholds organizational priorities as stated. Maintains a commitment to valuing diversity and contributing to an inclusive working and learning environment. Performs other duties as assigned.
Qualifications Effective communication, interpersonal and organizational skills. Ability to author effective reports and business correspondence. Ability to apply common sense understanding when conducting received directives. Problem-solving proficiency with the ability to adapt solutions as situations change. Flexible work schedule, working some weekends, nights, and holidays.
EDUCATION Bachelor’s Degree in Business Administration is required.
Experience Minimum of eight years’ experience in Property Management or Business Operations. Experience at a large not-for-profit is a plus.
OFFICE/TECHNICAL/COMPUTER EQUIPMENT Operates standard office equipment such as personal communication devices (tele and/or mobile phones/radios), desk/laptop computers, digital imaging or photocopying equipment, and other office-related equipment on a regular basis. Demonstrates proficiency with Microsoft Office programs (Excel, Word, and PowerPoint) and other commonly used computer applications.
PHYSICAL DEMANDS While performing the duties of this job, the individual is required to: Regularly to talk or hear. Frequently stand; walk; use hands to fingers, handle or feel; and reach with hands and arms. Occasionally sit; climb or balance; and stoop, kneel, crouch or crawl. Occasionally lift and/or move up to ten pounds.
WORK ENVIRONMENT This position is located onsite within the administrative offices at Navy Pier, Inc. This position requires the ability to work extended (long hours) during a normal work week.
